Salary

Starting $40,000

This is the performance of unskilled and semi-skilled maintenance and repair work of RRHA facilities by performing carpentry, plumbing, electrical, painting, preventative maintenance, and related tasks utilizing power and hand tools, and may be required to operate motorized vehicles and equipment. Work duties are routine, but as experience is gained, the employee works with greater independence and/or takes on duties, which involve a higher degree of technical skills. Initially work will be under the close supervision of a maintenance superior; however, as the employee progresses and assumes more difficult tasks, supervision will become more general.

Essential Duties and Responsibilities

The position duties and responsibilities listed below describe the general nature and scope of work. Other responsibilities, duties, and skills may be required and assigned, as needed.

Performs a variety of small repairs on structures and appliances.

Performs general maintenance of structures.

Operates, repairs and services light equipment.

Cleans vacated units, offices, shops, and restrooms.

Sprays apartments for pest control.

Repairs or assists in repairing doors, window, panes, roofs, cabinets, walls, floors, refrigerators, and gas stoves.

Repairs or replaces light switches, electrical outlets, fixtures, and receptacles.

Assists with carpentry and mechanical repairs.

Cares for and accounts for tools, equipment, and materials issued.

Completes work orders in an accurate and timely manner.

Performs related tasks as required.

Job Competencies

Some knowledge of common methods, materials, standard tools, and practices of the various trades such as carpentry, plumbing, painting, and electrical.

Some knowledge of the occupational hazards and safety precautions of mechanical and building trades.

Some knowledge of common hand tools and light power equipment used in building and equipment repair and maintenance.

Ability to safely operate various tools and equipment.

Ability to understand and follow oral and written instructions.

Ability to perform normal work requirements while wearing protective gear and respiratory protection equipment in the removal or encapsulating of hazardous materials such as lead paint or asbestos.

Ability to establish and maintain effective working relationships with other employees, supervisors, and the general public.

Education and/or Experience (The following requirements may be used to evaluate applicants for employment. When applicable, equivalent substitution will be allowed for differences in experience and education.)

Education: Sufficient to acquire reading and mathematical comprehension at the 6th grade level..

Experience: Equivalent combination of experience and training, which provides the required knowledge, skills, and abilities.

PREFERRED QUALIFICATIONS:

Possession of a valid Virginia driver’s license.

STRENGTH REQUIREMENTS

Medium Work: Exerting up to 20 to 50 pounds of force occasionally, or 10 to 25 pounds of force frequently, or greater than negligible up to 10 pounds of force constantly to move objects. Physical demand requirements are in excess of those for light work.
