Ability to reliably commute or have plans to relocate before beginning work.
Schedule:
Tuesday – Saturday 8:00 am - 5:00 pm
On-call after hours (Rotating Schedule)
Salary $20-$22 (DOE)
Job Description:
Under the supervision of the Maintenance Director, the Maintenance Technician is responsible for the upkeep and maintenance of the interior and exterior of the apartment community. General overview of duties includes but is not limited to: vacant unit turnover, occupied unit maintenance, electrical, plumbing, HVAC, drywall, interior/exterior painting, grounds upkeep, preventative maintenance, safety inspections, and inventory. The Maintenance Technician is responsible for conducting their job duties in compliance with company policies and values as well as in accordance with all local, state and federal laws. Technicians will need to have and maintain their own tools.
Qualifications
Minimum Requirements:
Minimum of 3-5 years experience in skilled maintenance, at least 2 of which should be in residential property maintenance. Hotel maintenance and facility maintenance will also be considered
Ability to troubleshoot and perform basic repairs relating to plumbing, electrical, appliances, heating/air conditioning and general construction and use all applicable tools as necessary
Ability to paint using a roller and spray equipment
Ability to meet the physical demands of the job, including use of a ladder and lifting 25lbs+ with or without reasonable accommodation
Valid driver’s license and reliable transportation
Proficient in speaking, reading, and writing in English
Must be 18 years of age or older
Must be able to pass drug screening and criminal background check

On-Call Rotation: Serve as the on-call maintenance for emergencies that occur after hours, weekends and holidays. The schedule rotates weekly between all maintenance staff. During your week you must be available to respond to all emergency calls within a reasonable time.
Job Responsibilities:
Assist in keeping grounds clean and maintaining the property’s curb appeal daily
Assist in making vacant units ready for move-in (paint/maintenance/clean)
Assist in maintaining an adequate inventory of maintenance supplies
Provide timely response to maintenance requests with professionalism and good customer service
Assist in all property inspections (light, safety, interior, etc.)
Repair, install, and remove appliances (including electric water heaters)
Troubleshoot and repair A/C units (if certified), plumbing issues, and electrical issues
Removal and installation of ceiling fans, light fixtures and outlets
Assist in the posting of important notices to resident doors as needed
Report any unsafe or hazardous conditions to Maintenance Director or Community Manager immediately as well as take action to correct conditions affecting health and safety
