Assistant Commercial Property Manager

Position Overview:

As the Assistant Property Manager, you will work closely with top mentors within our company, to gain invaluable hands-on experience with a range of commercial building systems, including HVAC, roofing, electrical, plumbing, and more. This role requires flexibility, including weekend and evening hours, to provide you with a well-rounded understanding of property management operations.

Key Responsibilities:

Collaborate with onsite teams to ensure that the daily operations of properties, including building systems, mechanical, parking, sweeping, landscaping and general maintenance, are executed in a manner that is consistent with Benderson Development standards.

Serve as the secondary interface for our tenants on a daily basis. Enforce lease terms and act as a point of contact for all tenant concerns and requests for after-hours emergencies and in the absence of the Property Manager.

Coordinate repairs, enhancements, and oversee vendor activities, refining your proficiency in commercial building systems.

Supervise contractors to ensure their work aligns with tenant and company expectations.

Engage in regular property inspections, emphasizing the maintenance of common areas, landscaping, and overall aesthetic appeal.

Develop a strong grasp of emergency protocols, including those related to HVAC, roofing, electrical, plumbing, and safety measures.

Collaborate closely with maintenance staff.

Perform pre/post vacancy tenant inspections.

Collaborate with subcontractors to drive significant improvement projects and contribute to exciting events within the center.

Partner with marketing departments to organize onsite events, including setup, logistics, and day-of oversight.

Qualifications and Skills:

Demonstrated organizational, written, and verbal communication abilities.

Basic understanding of construction principles, coupled with familiarity in commercial building systems.

Willingness to work flexible hours, including weekends and evenings.

Possession of a valid driver's license.

Physical Requirements:

Maintain the physical agility necessary to navigate varying environments and perform tasks demanding attention to detail.

Manage computer tasks adeptly and handle occasional lifting of materials up to 50 pounds.

Conduct thorough property inspections through active walking.
