Construction Project Manager

Job Summary: Responsible for initial planning of a project through development, execution and closeout activities while ensuring the project is on-time and within the prepared estimate.

Essential Job Functions:

Maintain a safe work environment as directed by the Gemini Safety Manual and Hazard Communication Program.

Create a project game plan to include schedule and estimate.

Manage and monitor day-to-day project activities and workflow to ensure milestone dates are met and work is completed in a quality manner.

Responsible for on-time and on-estimate completion of project.

Complete Scopes of Work and estimates as needed for labor and competitive pricing; price and negotiate subcontractor construction contracts; administer contracts, subcontracts, purchase orders and other agreements to ensure that scope, terms and conditions of project are consistently and proactively met.

Track costs and changes of project.

Responsible for setting the construction schedule and managing day-to-day activities.

Coordinate and supervise daily field coordination of project, including coordination of work with adjacent operational tenants.

Responsible for due diligence, selecting contracts and creating a working schedule and estimate.

Submit ongoing reports with updates on progress and costs.

Ensure project meets specifications and is compliant with contract terms, Leases, and legal requirements.

Responsible for scoping of subcontractors' responsibility and making recommendations on potential trade contractors, vendors, etc

Ensure all necessary permits and licenses are obtained and on site.

Approval and proper coding of all project related invoices.

Resolving daily construction issues.

Maintain the project binder.

All other tasks as assigned.

Requirements:

Qualifications:

Experience and knowledge of commercial construction and/or engineering.

Must have knowledge of materials, methods and tools involved in the commercial construction process.

Knowledge of relevant equipment and regulatory compliance including OSHA safety standards.

Must be able to effectively communicate to all levels of the organization and 3rd parties including the client.

The percentage of time spent on each job function varies daily subject to property demands or seasonality.

Skills and Education:

Bachelors Degree is preferred.

3 to 5 years experience as a Construction Manager is desired.

Experience with Microsoft; Excel, Word, Project, Takeoff Software(s), Adobe

Frequent, overnight travel will be required.

Must possess a valid driver’s license with clean driving record.
