The Regional Director supervises site management activities within the Property Management Department. This role supports Avanti’s strategic and operational objectives by ensuring maximum occupancy, successful residency, and asset prevention. Areas of responsibility include monitoring market conditions, resident relations, controlling property-specific budgets, monitoring payroll and overtime, assisting with revenue management strategies, hosting weekly/monthly meetings with portfolio, conducting quarterly audits, reviewing and approving bonus workbooks, visiting sites assigned to your portfolio, reviewing and approving financial reports, and retaining residents by providing superior customer service. The Regional Director oversees the work of property management staff and performs technical tasks relative to the assigned areas of responsibility.

What You’ll Do…

Assume responsibility for property management activities and operations such as fiscal management of assets, occupancy, resident relations, and collaboration with maintenance functions for assigned properties.

Participate in developing and implementing assigned property management programs' goals, objectives, policies, and priorities.

Direct, coordinate, and review work plans for assigned associates. Meet with associates to identify and resolve problems, assign work activities and projects, monitor workflow, and review and evaluate work products, methods, and procedures.

Identify opportunities for improving service delivery methods and procedures. Review with appropriate management staff and implement improvements as needed.

Participate in the development and administration of assigned property budgets. Forecast additional funds needed for staffing, equipment, materials, and supplies. Monitor and approve expenditures as per SOP guidelines.

Monitor maintenance work and facilities to ensure safety. Inspect all required logs to ensure they are completed and readily available to inspect. Inspect and monitor service projects alongside the regional maintenance manager.

Collaborate with Maintenance and Resident Services departments to plan, organize, monitor, and implement programs for property management, maintenance, and resident services, such as preventative maintenance programs and resolution of resident complaints alongside the regional maintenance manager.

Interpret and answer questions regarding established policies, procedures, and regulations. Be well-versed with local and state law and ensure implementation at site level.

Oversee and conduct inspections on apartment units and overall facilities as required and determine repair, maintenance, and refurbishing needs.

Review resident files for transfers, evictions, reasonable accommodation requests, medical requests, and complaints before implementing decisions.

Investigate and recommend evictions, reviewing with legal counsel and assisting in court procedures. Being aware of local and state laws and changes to the Tenant Landlord Act.

Review, monitor, and supervise investigations of lease violations and resident fraud. Document findings and provide recommendations.

Troubleshoot emergency situations as necessary and document and follow up with service needs. RD must be available for after-hour emergencies that require immediate decisions.

Ensure that all required supporting documents - files, logs, and records are properly maintained by auditing them each quarter.

Prepare or coordinate various administrative reports relating to Avanti Residential investors in the area of assignment.

Attend and participate in professional group meetings, staying abreast of new trends and innovations in the field of residential property management services. Involvement with local apartment association is recommended.

Monitor the performance of property and staff through periodic inspections and performance reports. Responsible for employee relations issues when applicable.

Review and approve time and leave reports for assigned staff.

Coordinate staffing to assure that all properties are adequately staffed.

Prepare and review performance appraisals and discuss with property staff as appropriate as needed in conjunction with VP of asset management.

What We’re Looking For…

Proven leadership skills necessary to direct all aspects of property management operations and staff.

Interpersonal skills necessary to resolve landlord and resident issues.

Ability to create and monitor property budgets and prepare clear and concise financial reports.

Proficient computer skills, including knowledge of property management software, preferably Yardi.

Able to professionally draft emails and correspondence clearly and concisely.

Able to train, mentor, and coach all assigned CMs to collaboratively reach the community’s goals.

Able to review, create and interpret financial reports and budgets.

What You’ll Need to Qualify…

High School Diploma or GED Required

Bachelor’s degree in property management, real estate, business administration, business management, or related field preferred.

5+ years of increasing responsibility of property management experience required.

5+ years of supervisory responsibility required.

2+ years of experience managing a portfolio with a minimum of 1000+ multi-family units preferred.

CAM license preferred.

Proficient computer skills including knowledge of property management software, preferably Yardi.Requirements:
