The VP of Operations for the Nevada Division shoulders a broad range of responsibilities, spanning strategic planning to day-to-day tactical execution. Their key roles include strategic planning, project management, team development & engagement, resource allocation, risk management, client relations, financial management, quality assurance, regulatory compliance, and continuous improvement. Overall, the VP of Operations plays a crucial role in driving the success and profitability of projects through effective leadership, strategic planning, and operational excellence.

Responsibilities:

Lead operations and personnel within the construction, resource planning, customer service, purchasing, and plan development teams by implementing company production systems and procedures.

Ensure all homes are built in accordance with quality, cycle time, and budget standards.

Collaborate and demonstrate effective teamwork with members of the division leadership team on strategy, business planning, and execution.

Work laterally in the division to bring new communities online, on time and within budget.

Engage with and lead Woodside Homes trade partners to embody the vision of ‘Trade Partnerships Beyond Industry Norms’.

Create world-class work experiences for Woodside Homes employees, setting the example on how to live Woodside Homes values.

Lead, coach, mentor, and manage individuals and teams to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value.

Work closely with the construction team to ensure open communication on all matters; develop a strong and trusting environment conducive to proactive resolution of issues and a strong commitment to producing a quality result.

Champion the Woodside Homes production model.

Oversee the bidding process, selection of, and negotiations with subcontractors and vendors as needed.

Negotiate and execute all MSAs and MCAs with trade partners and consultants.

Collaborate with team members and trade partners to continuously improve customer, trade partner, and employee experience.

Establish effective cost-control measures.

Work with leadership team, architects, and consultants on product development for new communities. Oversee code updates, and plan submittals with the local jurisdictions for timely approval.

Responsible for managing CD litigation in collaboration with Woodside Homes counsel and outside counsel.

Collaborate with the land team when analyzing potential acquisition opportunities. Review all soil reports for product design and cost estimates with land acquisition before a LAP is submitted.

Handle escalated customer situations through phone calls, home visits, and correspondence as needed.

Responsible for all job site compliance programs including training on and implementation of scopes of work, meeting building codes, and complying with environmental laws, SWPPP, OSHA, and other regulations.

Collaborate with accounting and trade partners to resolve billing issues.

Create and manage indirect expense budgets for all communities.

Review all new land development conditions of approval, special site conditions, specific requirements that must be considered in the design, scope of works, and specifications for purchasing and home building operations.

Responsible for all model complex plan development, use permits, and typical landscape plans required to receive permits and open on time.

Qualifications/Experience:

The ideal candidate for the role should possess a minimum of 10+ years of experience in leading operations within the residential construction industry or related field. The incumbent should have experience developing operational professionals, setting strategic direction, and overseeing the implementation and management of operational solutions that drive successful outcomes within the division.

Strategic Vision: A strategic thinker who can develop a clear vision for operations, aligning it with the organization's overall goals and objectives. The candidate should have the ability to create and execute a comprehensive operations roadmap that drives results immediately and over a three-year timeframe.

Business Acumen: Strong business acumen with a track record of supporting business growth through operational programs and tools.

Change Management: Proven experience in leading organizational change and driving the transformation of organizations. The candidate should have the ability to influence and inspire others, build relationships, and gain buy-in at all levels of the organization as partners to the business.

Team Leadership: Demonstrated experience in building and leading high-performance teams, fostering a culture of collaboration, innovation, and excellence. The candidate should have a track record of successfully developing and mentoring team members, promoting a customer-centric culture, and driving a positive work environment.

Results-driven: A results-oriented mindset with a focus on delivering measurable outcomes. The candidate should have a proven ability to set and achieve key performance indicators, track performance metrics, and provide regular reports and analyses to senior leadership.

Communication and Collaboration: Excellent communication skills, both verbal and written, with the ability to effectively communicate complex operational concepts to diverse stakeholders. The candidate should have experience collaborating with cross-functional teams, senior leadership, external vendors, and agencies to drive successful outcomes.

Ten or more years of leadership experience in an operations leader role, including at least 5 years in a senior position, preferably within the homebuilding or construction industry.

Proficiency in creating and communicating operational business plans and long-term forecasts, with the ability to provide timely and accurate information.

In-depth understanding of operational factors that impact, or are impacted by, operational considerations and the ability to communicate and collaborate in their management.

Advanced knowledge of scheduling, budgeting, forecasting, and document management.

Ability to read, interpret, and drive plan development, including T24 requirements.

A bachelor’s degree in construction management or related focus area or relevant equivalent experience.

Proficiency in Microsoft Office Suite (Word, Excel), with advanced skills.
