JOB TITLE Marketing & Leasing Associate

SCOPE & PURPOSE

The Marketing & Leasing Associate receives general supervision and direction from the Property Manager/Executive Director and will comply with established policies and operational procedures. This position involves the full spectrum of marketing, leasing, and administrative related duties to support the property, some of which are affordable housing for seniors and disabled adults. This person must be able to work cooperatively and effectively with all outside entity contacts, often including government organizations.

Duties and Responsibilities

The Marketing & Leasing Associate is responsible for maintaining 100% occupancy of the facility through an effective marketing and admissions program.

Specifically, the Marketing & Leasing Associate:

Assists Property Managers/Executive Director with creating and coordinating a comprehensive marketing program, often with senior citizens and qualifying disabled adults housing options.

Develops and implements a marketing plan to achieve goal of full occupancy of units which may include marketing, interviewing of prospective residents, touring the community, initial certification information gathering of applicants and determine resident eligibility for financial assistance, transfers, and termination.

Welcomes and orients potential residents and all referral sources. Ensures ongoing marketing presence in the community.

Monitors ad placement for effectiveness and lead generation and lease signings.

Interacts effectively with all outside agencies, sometimes including government entities, as well residents and the families of residents, community partners, and all identified contacts in the marketing plan. Assures compliance with all outside entities to include government entities and local regulations and laws.

Establishes and maintains an effective client tracking system to be aware of the status of prospective residents for the property. Ensure timely submission of information to prospects and keeps in communication with prospects.

Assists in staff training to provide efficient and courteous telephone responses to inquiries from residents, prospective tenants as well as outside businesses.

Develops and implements standardized office procedures with appropriate staff members.

Provides administrative support at the front desk to include but not limited to, clerical functions, generating letters and notices to residents and outside businesses. Typing, editing, and assembling newsletters, flyers, calendars, special notices, etc. as assigned.

Administers an effective marketing program with skill and attention to detail.

Receives and processes information from applications to include entering data for third party verifications.

Creates and maintains all resident move in files.

Assists with creating and promoting an active fundraising campaign.

Represents the property at all community meetings.

Observes and protects residents rights to include the right to confidentiality, privacy, and dignity.

Practices all safety procedures and complies with established reporting of accidents and injuries.

Performs any other duties as assigned.

Qualifications

College degree in Business Administration, Leasing or Marketing (preferred)

Experience in senior adult affordable housing market (preferred)

Computer literate and familiar with word processing and spreadsheet management (required)

Complete fluency in English in both reading, writing and speaking (required)

Communicates effectively verbally, in writing or with electronic equipment, in English, being sure to be understood by residents, coworkers, families, and the public.

Physical Requirements

Regularly required to utilize vision abilities, allowing reading of printed material, graphics, computer displays and physical inspection of properties and sites.

Able to prioritize, focus on and accomplish designated tasks despite frequent interruptions and competing demands.

Ability to sit for prolonged periods of time.

Able to move freely throughout the property, its apartments and grounds without being impeded.

Ability to push, pull, bend and lift files and other equipment up to 20 pounds occasionally.
