LIGHTSTONE CAPITAL

Lightstone Capital (“LSC”), launched in 2018, is an alternative commercial real estate lender primarily focused on direct origination of first mortgage bridge loans on transitional commercial real estate assets inclusive of all real estate sectors and domestic U.S. geographies. LSC provides sponsors with flexible, creative, and immediate financing solutions and is a fully integrated lender managing the origination, underwriting/execution, asset management, and loan servicing processes in house with over $1.3B in transaction volume since inception. LSC’s corporate headquarters is located in NYC with a satellite office in Los Angeles. LSC specializes in providing first lien and mezzanine bridge loans secured predominately by transitional and near stabilized real estate assets.

Target loans range in size from $10M up to $150M+ across all asset classes and U.S. geographies.

With the ability to close as quickly as 5 business days from term sheet execution, the platform offers interest-only loans, non-recourse options, and prepayment flexibility, and can accommodate future funding requirements.

ROLE: VICE PRESIDENT, ASSET MANAGEMENT

This role will be responsible in helping oversee the Asset Management of Lightstone Capital’s growing real estate debt platform.

The position will report to the Senior Managing Director of Lightstone Capital and will be located in New York City.

KEY RESPONSIBILITIES

Proactively manage portfolio of debt investments, monitor business plan execution, performance, and overall compliance.

Lead portfolio review presentations to Investment Committee and make recommendations, particularly around issues of defaults, covenant violations, action plans and changes in expected yields and returns. Provide support when necessary in the preparation and presentation of preliminary and final investment memoranda to the firm’s investment committee.

Take a direct role in the work out and/ or foreclosure of underperforming assets if/when the need arises.

Lead on-going transaction management and day-to-day administration of investments including loan monitoring and compliance, review and analysis of underlying loan reporting, capital expenditure and lease approval requests.

Collaborate with in-house servicing and legal teams to oversee overall investment compliance

Support new and existing capital market execution when applicable.

Maintain relationships with existing and new borrowers, partners, and various other relationships including brokers, banks, and 3rd party relationships.

Create and modify cash flow projections, multi-tier IRR waterfall models, sources and uses, project budgets, rent rolls, historical operating statements, rent comps, sales comps, lease expiration schedules, stacking plans, amortization schedules, etc.

Assist with the preparation and review of portfolio-level and investment management reporting materials as well as help lead annual property level valuation updates in conjunction with the investment team.

Participate in deal origination as is appropriate.

KEY ATTRIBUTES/EXPERIENCE

Minimum of ten years of relevant commercial real estate experience focused on asset / portfolio management. Senior bridge lending and / or equity experience a plus.

Relevant real estate finance experience in all property types, and complex financing structures from senior debt through mezzanine and preferred equity.

Strong credit, structuring, and underwriting experience in commercial real estate.

Ability to identify and structure for key risks associated with commercial real estate debt transactions.

Entrepreneurial mindset with the motivation to play a critical role in the growth of a platform, within an established organization. Collaborative approach to building a business.

Self-starter who is able to effectively prioritize multiple projects simultaneously.

Strategic thinker coupled with the ability to dive into the details.

Well-organized; strong independent work ethic with an excellent attention to detail.

Effective written and oral communication skills with a direct and open communication style.

Ability to contribute to a positive, supportive Lightstone Group/Lightstone Capital culture.

Highly proficient in both Microsoft Excel and ARGUS as well as familiarity using an Asset Management software such as RealINSIGHT

Appropriate education credentials.

Salary – $175 - $225k plus bonus 40% target, offered salary commensurate with experience
