HVAC AND BUILDING MAINTENANCE TECHNICIAN

DIVISION 500

Summary Description:

Under directions of the Facility Manager and/or Lead Maintenance, performs a variety of preventative maintenance and general handyman repairs to commercial buildings and equipments.

Maintains office, warehouse and retail store equipments.

Attends to and completes written work orders for general building repairs.

Maintain emergency equipment and systems. .

Exemplary Duties / Responsibilities:

Performs advanced building and equipment repairs including electrical, lighting, plumbing, air conditioning, concrete, painting; installations and repairs.

Minor construction work to include stud framing, gypsum wall boarding; door, window, and hardware installation; vinyl composition and ceramic floor tile installations.

Works closely with and delegate’s assignments to maintenance helpers. Handles task independently and as a team.

Drives company vehicle to and from job sites and/or to supply vendors for purchasing parts.

Inspect emergency systems to include fire extinguishers, smoke detectors, and actuated lighting systems. Inspects and corrects safety problems and file reports to the Facility Manager and/or Lead Maintenance.

Keeps the maintenance workshop and department vehicles clean and organized.

Performs all related work as required.

Monthly preventative maintenance inspections and repairs on packaged rooftop HVAC units. (80 total)

EPA certified in type 1 2 and 3 refrigerants.

Know how to operate various tests and repair equipment’s to include manifold gage set, voltage/amperage/continuity testers, metering gages, refrigerant recovery machine, vacuum pump, gas regulators, acetylene/oxygen welder and other hand and power tools.

Drive company vehicle to job site and to purchase parts and/or supplies for repairs.

Able to read and understand HVAC manuals, drawings and schematics.

Identity the cause of breakdowns and determine best course of action needed for repairs.

Diagnose, repair and/or replace defective parts to include refrigerant compressors, economizer controls, igniter controls, circuit boards, motors, contactors, relays, thermostats and various other internal/external components.

Locate, negotiate and purchase replacement parts.

Performs inventory and maintains supply of air filters for all units.

Advises the facility manager of all problems and issues prior to performing repairs.

Employment Standards:

Education/Experience:

High School Diploma or equivalent.

Minimum three years working experience or schooling in related field.

Minimum five years’ experience in HVAC

Able to stand and walk up to 7 hours per day.

Able to lift, push, and pull up to 50 lbs.

Must have valid CA Driver’s License, clean DMV printout; and be insurable to drive company vehicle.

Knowledge:

Must have knowledge of building construction, carpentry, electrical, plumbing, and painting. Knowledge of air conditioning system with a 608 EPA or electrical certification helpful.

Must know how to operate all power repair tools in a safe and effective manner.

Skill:

Able to follow complex verbal and written instructions to perform all tasks safe and efficiently.

Licenses:

Valid CA Driver’s License; clean DMV printout, and be insurable to drive company vehicles.

HVAC Type I, II or III and EPA Universal Certification

Physical Demands and Working Conditions:

Standing and walking up to 7 hours. Some sitting may vary.

Lifting, carrying, pushing, and pulling up to 50 lbs.

Climbing, balancing, bending, and twisting required.

Finger and manual dexterity required.

Environment/Element Exposure:

Vibrations, hazards (physical), fumes, dust, and odors: occasionally.
