Seeking an Estimator/Preconstruction Manager to support multifamily and commercial construction projects in Cincinnati, Ohio. This position offers the opportunity to manage estimating and preconstruction activities for new construction, renovation, historic redevelopment, and mixed-use projects while collaborating with development, design, and construction teams.

Key Responsibilities

Prepare conceptual estimates, detailed cost estimates, budgets, and bid packages for multifamily and commercial construction projects.

Review architectural and engineering plans, specifications, and project documents to determine scope, costs, and potential risks.

Manage subcontractor outreach, bid solicitation, bid leveling, and proposal evaluation.

Develop accurate quantity takeoffs and pricing for labor, materials, equipment, and subcontracted work.

Identify value-engineering opportunities and recommend cost-effective construction solutions.

Participate in design development meetings and provide ongoing cost guidance throughout the preconstruction process.

Coordinate with owners, architects, engineers, project managers, and subcontractors to clarify project requirements.

Prepare and present budgets, cost reports, scope comparisons, and preconstruction recommendations.

Maintain current knowledge of local construction costs, market conditions, subcontractors, and suppliers.

Support project handoff from preconstruction to the operations and project management teams.

Qualifications

Education

Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field preferred.

Equivalent construction estimating and preconstruction experience will also be considered.

Experience

5 or more years of estimating or preconstruction experience within multifamily or commercial construction.

Experience preparing estimates from conceptual design through final construction documents.

Strong knowledge of construction methods, materials, building systems, and subcontractor scopes.

Experience with renovation, historic preservation, mixed-use, affordable housing, or ground-up construction is highly valued.

Core Competencies

Ability to quickly and accurately evaluate plans, drawings, specifications, and project requirements.

Strong understanding of construction costs, bidding procedures, scheduling, and project delivery.

Proficiency with estimating, takeoff, document-management, and construction software.

Excellent analytical, organizational, negotiation, and problem-solving skills.

Strong written, verbal, presentation, and interpersonal communication skills.

Ability to manage multiple projects and deadlines while maintaining accuracy and attention to detail.

Knowledge of the Cincinnati construction market, local subcontractors, and regional pricing is preferred.
