Construction Project Manager

Overview
We are seeking an experienced Construction Project Manager to oversee projects from initial planning through construction, closeout, turnover, and warranty. This position is ideal for a construction professional with strong leadership, contract administration, scheduling, budgeting, documentation, and field coordination experience.
The Project Manager will work closely with the Project Executive while managing project teams, subcontractors, vendors, consultants, clients, and regulatory agencies. The role requires someone who can maintain project schedules and budgets while ensuring quality, safety, compliance, and clear communication throughout every phase of construction.
Key Responsibilities
Manage construction projects from startup through final punch list, turnover, closeout, and warranty.
Develop, update, and maintain project schedules, budgets, cost forecasts, and short-term look-ahead schedules.
Supervise and support Assistant Project Managers, Superintendents, and project support personnel.
Provide training, guidance, and performance management for assigned team members.
Review contracts, drawings, plans, specifications, and project requirements.
Oversee contract administration, change orders, potential change orders, and anticipated project costs.
Coordinate subcontractors, vendors, consultants, inspections, deliveries, site logistics, and construction activities.
Monitor subcontractor and vendor performance, quality, safety, compliance, and schedule progress.
Prepare accurate monthly, quarterly, and project-specific reports for senior management and project stakeholders.
Maintain complete and organized digital and physical project files.
Coordinate with project expeditors to secure and maintain required permits and agency approvals.
Ensure compliance with internal procedures, project requirements, safety policies, and quality standards.
Lead and document project meetings, subcontractor meetings, safety meetings, owner meetings, and agency meetings.
Review and approve subcontractor and vendor invoices, payment applications, requisitions, and retention releases.
Oversee material deliveries, storage, protection, distribution, and inventory.
Maintain project documentation, including daily reports, inspection logs, RFI logs, submittal logs, change order logs, drawing logs, as-built records, safety documentation, payroll records, compliance forms, punch lists, warranty manuals, and closeout documents.
Coordinate with public agencies and authorities, including building, transportation, environmental, and transit departments.
Qualifications
Bachelor's degree in Construction Management, Engineering, Architecture, Business Management, or a related field is preferred.
Minimum of 10 years of experience in construction management, project management, or a related construction role.
An equivalent combination of education and relevant industry experience may be considered.
Strong experience with project scheduling, budgeting, contract administration, change orders, cost control, and financial reporting.
Knowledge of construction plans, specifications, permitting, inspections, quality control, and project closeout.
Experience supervising project teams, subcontractors, vendors, and field operations.
Strong organizational, leadership, communication, and problem-solving skills.
Ability to manage multiple priorities while maintaining project deadlines and quality standards.
Proficiency with construction documentation, reporting systems, and project management tools.
