**Are you a results-driven leader looking to take ownership of operations in a fast-paced environment?**

We are seeking a highly motivated and results-oriented **On-Site Facility Manager** to oversee our two self-storage locations in the Upstate SC area (Easley and Williamston). This is a critical role for our business, and we are looking for a top-tier candidate to hit the ground running immediately.

## Role Overview

As the On-Site Facility Manager, you will be the face of our facilities. You are responsible for the day-to-day performance of both sites, with primary accountability for revenue growth, occupancy, customer service, collections, and maintaining pristine site readiness. This is a hands-on, independent role requiring strong sales judgment and operational discipline.

## Key Responsibilities

* **Sales & Occupancy Management:** Drive facility revenue by executing the full sales pipeline—from handling inquiries and conducting facility tours to closing lease contracts and maximizing move-in velocity.

* **Delinquency & Financial Control:** Actively monitor accounts receivable, manage collections, and execute delinquency control protocols to keep past-due accounts strictly optimized.

* **Reputation & Local Marketing:** Champion our digital presence by actively driving customer satisfaction and securing positive community reviews.

* **Facility Maintenance & Oversight:** Ensure properties maintain institutional-grade curb appeal. Oversee basic physical maintenance schedules, conduct regular property checks, and ensure clean, secure facilities.

* **Reporting & Administration:** Maintain accurate digital records for financial auditing, tenant bookkeeping, and executive reporting.

## Qualifications

* **Experience:** 2–4+ years in property management, retail management, self-storage operations, or hospitality management.

* **Skills:** Strong baseline knowledge of operational workflows and asset management. Exceptional communication skills with a proven track record of converting leads into sales.

* **Technical:** Tech-savvy; proficiency with modern property management software (PMS) and CRM platforms.

* **Logistics:** Reliable transportation and willingness to travel between nearby local facilities within the Upstate market.

## Compensation & Benefits

We believe in rewarding top-tier talent. This position features a competitive base structure paired with an aggressive, performance-linked monthly and quarterly bonus framework.

* **Base Salary:** $31,000 – $44,500 / year (Commensurate with experience)

* **Performance Bonus Potential:** Up to $20,000 – $26,000+ / year

* **Target Total Compensation:** $56,000 to $70,000+

* Bonus metrics include move-in milestones, delinquency reduction thresholds, review targets, and occupancy/revenue stretch goals.
