Property Manager – Multifamily (Apartment Community)
Job Summary
The Property Manager is responsible for overseeing the overall operations, financial performance, and resident satisfaction of a multifamily apartment community. This role ensures the property is well-maintained, fully occupied, and operating in line with company goals while delivering exceptional customer service.
Key Responsibilities
1. Property Operations
Manage the day-to-day operations of the apartment community
Ensure the property is maintained to company standards and local regulations
Oversee leasing, maintenance, and administrative activities
2. Financial Performance
Prepare and manage annual budgets and monitor expenses
Maximize occupancy, rental income, and property NOI (Net Operating Income)
Review and approve invoices, manage accounts payable/receivable
Analyze financial reports and implement strategies to improve performance
3. Leasing & Marketing
Oversee leasing activities to achieve occupancy and revenue goals
Monitor market trends and competitive properties
Implement marketing strategies to attract and retain residents
Approve rental rates, concessions, and lease terms
4. Team Leadership & Management
Hire, train, and supervise leasing and maintenance staff
Set performance goals and conduct employee evaluations
Foster a positive and productive team environment
Ensure staff adherence to company policies and procedures
5. Resident Relations
Ensure high levels of resident satisfaction and retention
Handle escalated resident concerns and disputes professionally
Oversee resident communication and engagement initiatives
6. Compliance & Risk Management
Ensure compliance with Fair Housing laws and all applicable regulations
Maintain accurate records and property documentation
Conduct regular inspections for safety and risk mitigation
7. Maintenance Oversight
Coordinate with maintenance team to ensure timely service requests
Monitor unit turns and capital improvement projects
Ensure property curb appeal and operational efficiency
Qualifications
Required
High school diploma or equivalent (Bachelor’s degree preferred)
3–5+ years of property management experience (multifamily preferred)
Strong financial and operational management experience
Knowledge of Fair Housing laws and property management regulations
Preferred
CAM (Certified Apartment Manager) or CPM (Certified Property Manager) designation
Experience with property management software (Yardi, AppFolio, RealPage, etc.)
Experience managing Class A, B, or C multifamily assets

Work Schedule
Full-time role
May require weekends and availability for emergencies
