Maintenance Manager (Working Lead)
Role Overview
We are looking for a hands-on Property Maintenance Manager to bridge the gap between high-level oversight and daily technical execution. You will be responsible for managing a skilled crew, overseeing vendors, and ensuring all mechanical systems and facilities are running at peak efficiency. This is a "boots-on-the-ground" leadership role requiring a mix of mechanical expertise, construction knowledge, and administrative oversight.
Key Responsibilities
Daily Operations: Direct and work alongside maintenance staff to execute daily repairs, preventative maintenance, and facility upgrades.
Process Optimization: Audit current workflows to reduce downtime and implement data-driven strategies to prevent recurring mechanical failures.
Safety & Compliance: Enforce strict adherence to OSHA, state, and federal regulations while fostering a "safety-first" culture among the crew.
Project Management: Troubleshoot complex mechanical issues, develop action plans for major repairs, and oversee the work of external vendors and contractors.
Team Leadership: Recruit, train, and evaluate staff performance. Manage scheduling and task delegation to ensure 100% operational uptime.
Administration: Manage maintenance budgets, track progress/error reports, and maintain inventory by managing vendor relationships.
Will work directly with property managers to receive triage and coordinate execution of maintenance and facility upgrade needs.
Required Qualifications
Experience: 5+ years in industrial maintenance or construction, with at least 2 years in a supervisory or "lead" capacity.
Technical Skill: Deep knowledge of mechanical, electrical, and plumbing (MEP) systems; ability to read blueprints and technical manuals.
Leadership: Proven ability to manage a team while simultaneously handling administrative tasks like budgeting and reporting.
Education: High School Diploma or GED required; Bachelor’s degree or relevant trade certifications preferred.
Mindset: A proactive problem-solver who prioritizes safety and is willing to "get their hands dirty" to get the job done.
