Immediate opening for a Full-time Abstractor - Webster Country Abstract

Webster Country Abstract is a growing title and abstract company located in Fort Dodge and is dedicated to providing accurate, timely, and reliable property research services. Our team plays a critical role in real estate transactions by ensuring clear property ownership histories and identifying potential issues before closing.

We are seeking a detail-oriented and dependable Title Abstractor to join our team. In this role, you will research public records and compile comprehensive property reports that support title insurance and real estate transactions. This position is ideal for someone who enjoys investigative work, has strong analytical skills, and thrives in an independent work environment.

Summary/Objective

The abstractor’s primary function is to perform title searches, which involve the return of a set of documents reflecting the history of a property. The abstractor is responsible for determining what does and does not affect the title to a property. The abstractor must be able to operate in an environment with tight deadlines and strict standards.

Key Responsibilities

Search and examine public records, including deeds, mortgages, liens, judgments, and tax records

Compile and analyze property ownership histories (chains of title)

Identify and report title issues, encumbrances, and discrepancies

Prepare accurate and organized abstract reports in a timely manner

Utilize online databases, county records, and other research tools

Communicate findings clearly to internal teams and clients

Stay up to date with local, state, and federal regulations related to property records

Qualifications

Prior experience in title abstracting, real estate, or a related field preferred

Strong attention to detail and accuracy

Excellent research and analytical skills

Familiarity with county record systems and title software is a plus

Ability to manage multiple projects and meet deadlines

Strong written and verbal communication skills
