Licensed General Contractor / Construction Manager (Full-Time, Salaried)

Location: Myrtle Beach, SC

Overview

Growing high-end residential builder seeking a licensed General Contractor to oversee day-to-day field operations for custom and spec home construction along the Grand Strand.

This is a leadership role for someone who takes ownership of the jobsite, drives schedules, manages subcontractors, and ensures projects are executed professionally from permitting through final closeout. The right candidate is organized, decisive, and accountable.

Requirements (Non-Negotiable)

• Active South Carolina General Contractor’s License

• Proven high-end residential construction experience

• Ability to pull permits and coordinate directly with inspectors and local jurisdictions

• Strong knowledge of coastal construction practices and sequencing

• Capable of managing multiple projects simultaneously

Core Responsibilities

Field & License Oversight

• Serve as the licensed GC of record where required

• Coordinate permits, inspections, and ensure code compliance

• Interface with municipalities, inspectors, architects, engineers, and HOAs

Material Procurement & Logistics

• Order materials based on approved plans and budgets

• Manage long-lead items and delivery timing

• Coordinate with vendors and suppliers

• Ensure jobsite readiness and prevent delays due to shortages or misorders

Subcontractor Management

• Schedule and coordinate all trades

• Enforce scope, quality, and professionalism

• Minimize rework and trade conflicts

• Hold subcontractors accountable to timeline and performance standards

Scheduling & Execution

• Build and maintain realistic construction schedules

• Provide consistent progress updates

• Identify risks early and adjust proactively

Quality Control

• Conduct regular jobsite walkthroughs

• Maintain rolling punch lists

• Protect build quality and brand standards

Project Closeout

• Manage final inspections and certificate of occupancy

• Oversee punch completion

• Deliver organized closeout documentation

Position Structure

• Full-time W-2 salaried position

• Performance incentives tied to schedule adherence, quality control, and project delivery

• Vehicle allowance and phone allowance to be discussed

This is a hands-on leadership role with real authority in the field. The right candidate must be proactive, detail-oriented, and comfortable making daily execution decisions independently.

Full-time
