We’re seeking a highly analytical real estate professional to support financial diligence and modeling for commercial properties, including office, retail, mixed-use, and industrial assets.
This role is heavily analysis-driven, deadline-focused, and ideal for someone who thrives in complex, detail-oriented work.
Advanced Argus Enterprise experience is required, along with hands-on expertise using Truss Software and its Robotic Process Automation tools.
What You’ll Do Financial Analysis & DiligenceAnalyze historical P&Ls and trend performance against current and forward-looking projectionsIdentify risks, trends, and material variances and clearly document findings in diligence reportsReview accounts receivable, tenant payment behavior, and bad debt trends Modeling & SoftwareBuild complex Argus Enterprise models from scratch (100+ models)Audit broker and client Argus modelsGenerate reports using XL4ADW through Truss SoftwareApply Truss automation tools to streamline analysis and reporting Revenue, Expense & CAM ReviewAnalyze year-over-year changes in rental income, CAM, tax recoveries, and other revenuesPerform variance analysis on operating expenses and capital expendituresAudit CAM and tax reconciliations against lease documents and Argus projectionsIdentify discrepancies between lease terms, historical billings, and modeled results Lease, Property Ops & ContractsReview lease abstracts and interpret accounting reportsMaintain strong knowledge of commercial property operations across asset typesPrepare schedules of contracted services (cleaning, landscaping, security, etc.), including terms and termination rights Real Estate TaxesReview tax invoices, assessments, and appealsIdentify reassessment triggers and potential future tax changes by coordinating with tax authorities What We’re Looking For Experience3+ years of analytical real estate experienceAdvanced Argus Enterprise and Truss Software expertise (required) EducationUndergraduate degree required; graduate degree preferredBackground in finance or mathematics strongly preferredMath majors and technical degrees (engineering, data science) are a plus SkillsStrong financial, analytical, and auditing capabilitiesHigh attention to detail and accountability for work productExcellent written and verbal communication skillsAbility to manage multiple deadlines and complex analysesBasic understanding of the real estate appraisal processAdvanced proficiency with analytical and financial software tools Compensation: $140k-$225k Based on experience(Also a sign-on or Relocation bonus)
