Maintenance Laborer

Job Description

This position will be assigned to work directly at a specific property (AMP) and will be responsible for general maintenance work, cleaning and minor repairs.

DESCRIPTION OF DUTIES:

1. Performs facility cleaning, including but not limited to:

a. Restrooms

b. Cafeteria

c. Offices

d. Windows

e. Vacuuming floors

f. Mopping floors

g. Stripping, waxing, and buffing floors

h. Carpet cleaning

i. Appliances

j. Dumpsters and Trash Compactors

k. Vacant Apartments

2. Performs cleaning of grounds:

a. Trash pick-up/maintenance

b. Shrub trimming

c. Lawn maintenance

d. Snow/ice removal

3. Complete minor repairs:

a. Appliance repairs

b. Wall, floor and ceiling repairs

c. Plumbing repairs

d. Electrical repairs

e. Door and lock repairs

f. Painting

g. Replace HVAC filters with minor cleaning

4. Reset fire alarm and elevator controls in event of an alarm.

5. Obtain basic knowledge of automated building entry systems to troubleshoot problems and facilitate minor repairs.

6. Operate and repair gasoline powered equipment.

7. Assist maintenance staff and outside contractors as assigned.

8. Accurately record time required to perform assigned activities on work order(s) in accordance with AHA policies.

9. Accurately record inventory used to perform completed work orders in accordance with AHA policies.

10. Understand and follow oral and written instructions.

11. Work effectively as part of a team.

12. Develop and maintain cooperative work relationships with co-workers, supervisors, and residents.Company Description
