Title: Preconstruction Manager
Primary Function: Assess project requirements, prepare detailed estimates, and lead project team through the bidding process. This role requires a thorough understanding of construction methodologies, strong analytical skills, and the ability to work collaboratively with various stakeholders.
Typical Duties:
Download, review and organize design documents, specifications, and related information for project estimation.
Conduct material takeoffs to identify quantities of all components required for the project.
Contact and communicate with trade contractors to obtain unit price information and other relevant data.
Validate the accuracy of takeoffs and pricing from support team.
Join pre-construction training sessions to understand project scope and processes.
Coordinate and conduct project kick-off meetings to discuss project requirements and expectations.
Organize and oversee budget review meetings with architects and engineers to validate project costs.
Lead budget review meetings with project owners to ensure transparency and alignment.
Compile and organize various reports for use by project team members and stakeholders.
Accompany project team members to meetings and reviews to gain insights into project progress and challenges.
Provide guidance and training to junior estimators and other team members.
Create and maintain summary sheets for project tracking and reporting.
Use parametric data to estimate costs and other project variables.
Prepare benchmark studies, cost models, and conceptual budgets.
Prepare bid tabulations for project cost analysis and comparison.
Oversee the populating and running bid tabulations on bid day.
Lead the preparation and submission of hard bids for new projects.
Gather and analyze historical cost data to support budget validation and accuracy.
Attend meetings with architects, engineers, and owners to discuss project scope, changes, and progress.
Develop and maintain relationships with trader partners, architects, engineers, and project owners.
Participate in and lead initiatives related to preconstruction and companywide.
Assist with maintaining preconstruction software, templates and tools.
Assist with creating new tools as needed for preconstruction team.
Lead high-profile, complex projects.
Prepare project pursuit documents and participate in sales presentations as required.
Participate in new hire interviews and onboarding.
Mentor other Estimator positions.
Perform any other duties that may from time to time be assigned by the Company.Qualifications, Skills, and Experience:
College Degree in Engineering, Architecture, Construction, or related experience.
Minimum of ten years of relevant experience.
Knowledge of construction materials, methods and processes.
Excellent analytical and mathematical skills.
Strong communication and interpersonal skills.
Ability to work both independently and collaboratively
Excellent PC skills including proficient use of estimating software, Excel, Project and Word software as required for this position.
Must treat sensitive information confidentially.
