Property Manager

Position Overview
The Property Manager is a full-time role responsible for overseeing rental properties on behalf of property owners while also supporting tenants and prospective tenants. This position serves as a key representative of the company and is expected to maintain a high level of professionalism at all times.
Schedule & Time Commitment
Monday–Friday during standard office hours
Additional hours may be required beyond the standard 40-hour workweek
Availability for after-hours and weekend emergencies as needed
Compensation
Salary position $49,920 - $54,080
Mileage reimbursement at the federal rate
Reporting Structure
Reports to: Director of Operations
Backup support: Company Owner
Key Responsibilities
Responsibilities include, but are not limited to:
Manage the company’s portfolio of rental properties
Review daily and weekly reports from the customer service team
Create property listings and manage advertising for rentals and leases
Maintain and track key inventory
Accept and process deposits from prospective tenants
Coordinate with screening services to evaluate applicant qualifications
Respond to tenant and client inquiries, concerns, and requests
Prepare leases, rental agreements, and tenant notices
Collaborate with maintenance coordinators and licensed property managers
Scan, organize, and file documents
Schedule and conduct property showings, inspections, and meetings with owners/vendors
Ensure compliance with landlord-tenant laws and oversee move-out accounting
Adhere to ADA, Fair Housing laws, and all applicable local regulations
Assign and monitor work orders; follow up with vendors daily
Communicate with property owners regarding maintenance, tenancy, and rent adjustments
Perform rent analysis using tools such as AppFolio and Rentometer
Assist with onboarding new property management clients
Process invoices for vendors and maintenance personnel

Highly organized with strong attention to detail and time management skills
Strong analytical and problem-solving abilities
Excellent communication skills with a customer-service mindset
Ability to work independently with minimal supervision
Adaptable and quick to learn new systems and procedures
