Apartment Maintenance Technician

Job Description

Perform regular checks of building systems and structures, ensuring they function correctly and are in good condition.

Address and repair issues related to plumbing, electrical systems, HVAC units, appliances and other in-unit necessities.

Conduct routine inspections of safety systems, such as fire alarm and sprinklers, to ensure they are operational and compliant with safety standards.

Keep the apartment community's exterior, including walkways, parking lots and recreational areas clean and in good condition.

Promptly attend to and resolve maintenance requests from residents, ensuring tasks are completed to their satisfaction and in a timely manner.

Prepare units for new occupants, which may include painting, cleaning or other general repairs and maintenance tasks.

Assist with the installation of new appliances, fixtures or equipment in the apartments.

Be on-call for any emergency repairs or issues, addressing them promptly to avoid further damage or inconvenience.

Document maintenance and repair work, ensuring records are kept up-to-date for future reference or for reporting to property managers.

Work closely with the property management team, updating them about ongoing maintenance tasks, upcoming repairs or potential issues that might require attention.

Apartment Maintenance Technician Requirements:

High School diploma or equivalent

Vocational Training preferred with Certifications for HVAC, electrical, plumbing, etc.

Prior maintenance experience, preferably in residential and commercial settings

Strong troubleshooting abilities of plumbing, electrical, appliance repair and HVAC

Basic understanding of Building Codes and Safety Regulations

Ability to perform demanding tasks like lifting or climbing a ladder

Good communications skills for resident/ tenant interactions

Availability for on-call emergencies or after hoursCompany Description
