Job Summary: The Maintenance Manager is responsible for overseeing the maintenance operations of assigned complexes, ensuring that all facilities and equipment are in excellent working condition. This role involves supervising a team of maintenance technicians, coordinating repairs and preventative maintenance, and ensuring a safe and well-maintained living environment for residents.
Key Responsibilities:
Team Supervision:
Lead and supervise a team of maintenance technicians.
Assign and prioritize work orders and maintenance tasks.
Provide training and guidance to team members.
Maintenance Operations:
Perform and oversee routine maintenance and repairs on building systems, including HVAC, plumbing, electrical, and general construction.
Ensure timely completion of all maintenance requests and work orders.
Implement and manage preventative maintenance programs.
Safety and Compliance:
Ensure all maintenance activities comply with local, state, and federal regulations.
Enforce safety protocols and procedures.
Conduct regular safety inspections and address any issues promptly.
Vendor Coordination:
Coordinate with external vendors and contractors for specialized repairs and maintenance.
Monitor vendor performance and ensure quality of work.
Assist in negotiating contracts and managing vendor relationships.
Inventory and Budget Management:
Maintain inventory of maintenance supplies and equipment.
Monitor and manage maintenance budget.
Approve and track maintenance-related expenditures.
Reporting and Documentation:
Maintain accurate records of maintenance activities, work orders, and inspections.
Prepare regular reports on maintenance performance and issues.
Utilize property management software to track and manage maintenance tasks.
Requirements:
Qualifications:
High school diploma or equivalent; technical or vocational training preferred.
Minimum of 3 years of experience in property maintenance, with at least 1 year in a supervisory role.
Strong knowledge of building systems, including HVAC, plumbing, electrical, and general construction.
Excellent leadership and team management skills.
Strong organizational and time management abilities.
Proficient in property management software and Microsoft Office Suite.
Valid driver’s license.
Working Conditions:
Ability to work flexible hours, including evenings and weekends, as needed.
Ability to respond to emergency maintenance requests.
Physical Requirements:
Ability to lift and carry up to 50 pounds.
Ability to stand, walk, and climb stairs for extended periods.
