Maintenance Tech 1

Job Description

Primary responsibilities are to support the ongoing maintenance of the Chateau physical plant. Perform basic maintenance and repair tasks under close supervision to ensure Chateau remains safe, functional, and visually appealing. This role involves performing a variety of tasks related to the repair, upkeep, and improvement of our community.

· Perform light plumbing, electrical, carpentry, painting, and HVAC filter changes

· Assist with apartment turnover and common area upkeep

· Respond promptly to residents’ service requests & work orders

· Perform on-call duty when necessary or requested by Department Manager

· Assist in keeping facility and property clean, keeping in mind curb appeal

· Install new drywall, conduct drywall repair, including taping, mudding, sanding, texturing, and painting

· Assist in ensuring a safe living and work environment by practicing good work habits, utilization of all tools and equipment safely and properly and following OSHA guidelines

· Repair & replace small equipment such as garbage disposals, stove tops, microwaves, and PTAC units

· Help residents with resetting TV boxes, WIFI boxes, hang pictures, attach shelving to apartment walls, etc.

· Clean A/C filters and coils routinely

· Duties as assigned by Department Manager, Managing Director, or MOD

· Assist in all emergency situations as trained & instructed

· Comply with expectations as demonstrated in the Chateau Employee Handbook

· High school diploma or equivalent

· 1 year of general maintenance experience preferred

· Basic understanding of maintenance tools and materials

· Excellent communication & interpersonal skills

· Attention to detail and a proactive approach to maintenance

· Exercise ability to cooperate and work to make every effort to have peaceful and helpful relationships with coworkers, guests, & residents

· Frequent standing, walking, bending, and lifting up to 50 pounds

· Must be able to climb ladders, bend, or crawl into awkward spaces

· Operate small power tools

· Visual and auditory acuity for safety

· Indoor/outdoor work with exposure to weather, cleaning chemicals, and noise
