DESCRIPTION.
Experience Estimator/ Project Manager to coordinate all activities associated with a construction project's overall budgeting, bidding, and trade coordination. Analyze project documents to determine the overall estimated cost of a project and are involved with projects throughout the planning, and construction process. Work with trade professionals to provide precise project estimates with a critical eye for quality and accuracy. Ability to see the details in project visions, manage multiple deadlines, and communicate effectively.
VASE manages work for public and private agencies including commercial, Housing, Municipal, Historic, and Institution projects. Typical projects range from under $100,000 to $7,000,000.
PRIMARY RESPONSIBILITY.
Estimating and Project Management
Generate accurate and competitive cost estimates for hard bid, competitive, negotiated, AND design/build on commercial and residential projects.
Create new business leads, build and maintain customer/vendor relationships.
Execute project delivery to generate value for the client.
Plan, lead, coordinate activities associated w/ project's budget, bid, and buyout.
Analyze project documents to determine the overall estimated cost of a project.
Become involved w/projects throughout planning and construction process.
Estimating/ Project Management
Quantity take-offs, solicitation of vendor pricing, assessment of project-specific risk/requirements, and evaluation of appropriate material, equipment, and labor resources.
Work in conjunction with the Team to determine appropriate bid opportunities.
Draft bid proposals for customers that accurately outline scopes of work, qualifications, exclusions, costs, and anticipated time frames for materials and installation. Presentation of accurate and detailed numbers to clients on time is essential. Bid dates and times are deadline driven.
Aggressively follows up on bid projects.
Provides complete and accurate information for project setup, including drawings, schedule of values, take-offs, vendor quotes, special enrollments/requirements, identification of items that do not conform to plans/specs, unique scopes, contract issues, etc. for project “handoff”.
Business Development
Develop relationships with new customers.
Maintain relationships with existing customers.
Attend various business development activities if needed.
Identify new markets and industries for existing products.
Builds and maintains new and existing vendor relationships.
Other Requirements
5+ years experience with estimating and construction/project management
Proficient in reading and understanding architectural drawings and specs
Exceptional leadership and communication skills
Ability to travel as needed
MS Office, Projects, Procore, Bluebeam, RS Means, or related construction software also preferred.
