POSITION SUMMARY
The Facilities Maintenance Technician is a full-time, multi-trade role responsible for the overall upkeep, repair, and maintenance of Yankee Point Marina’s grounds, buildings, docks, pool, and infrastructure. This individual is the backbone of the marina’s physical operation — the person who keeps the property looking sharp, the systems running, and the facilities safe and functional for guests, boaters, and staff. The right candidate brings a broad maintenance skill set, a self-directed work ethic, and genuine pride in a well-maintained property. Comfort working outdoors year-round in all weather conditions is essential.
KEY RESPONSIBILITIES
Grounds & Exterior
Perform routine grounds maintenance including mowing, trimming, edging, and landscaping upkeep
Pressure wash docks, walkways, parking areas, and building exteriors
Remove trash and debris throughout the property daily
Maintain marina signage — inspect, repair, and replace as needed
Seasonal property preparation (winterization and spring opening tasks)
Docks & Marine Facilities
Inspect docks and piers regularly for wear, damage, and safety hazards
Perform minor dock repairs including decking, cleats, dock boxes, bumpers, and dock lighting
Maintain fuel dock equipment — inspect nozzles, hoses, and spill containment systems
Maintain pump-out station — inspect, clean, and report operational issues
Keep hoist and lift areas clean, organized, and free of hazards
Buildings & Structures
Perform light electrical repairs and replacements — outlets, fixtures, switches, bulbs, and breaker resets (within scope; licensed work referred out)
Perform light plumbing repairs — faucets, fixtures, supply lines, drain clearing, and toilet repairs
Carpentry repairs — doors, windows, trim, cabinetry, decking, and minor structural maintenance
Interior and exterior painting — buildings, fences, docks, and trim
Roof and gutter inspection and basic maintenance; report issues requiring professional repair
HVAC filter changes, basic system checks, and upkeep of climate systems
Caulking, weatherstripping, and building envelope maintenance
Pool Maintenance
Maintain pool water chemistry — test and balance chemicals daily per health department standards
Skim, brush, and vacuum pool surfaces on a regular schedule
Clean and inspect pool filters, pumps, and circulation equipment
Monitor and maintain pool deck, furniture, and surrounding areas
Maintain pool chemical inventory and reorder as needed
Ensure pool area complies with all applicable health and safety regulations
Safety & Compliance
Conduct regular fire extinguisher location checks and track inspection schedules
Inspect and maintain life rings, throw bags, and emergency equipment on docks
Maintain spill kit inventory and placement per marina spill response plan
Perform general OSHA-compliant workplace safety inspections and address hazards promptly
Document and report maintenance issues requiring vendor or contractor involvement
Equipment & Tools
Perform basic small engine maintenance on mowers, blowers, pressure washers, and other grounds equipment
Operate marina vehicles and light equipment safely and responsibly
Maintain organized tool inventory and shop/storage areas
Coordinate with outside contractors for work beyond in-house scope
REQUIRED QUALIFICATIONS
Demonstrated multi-trade background — light electrical, plumbing, carpentry, and painting
Pool maintenance experience including water chemistry testing and balancing
Ability to work independently, prioritize a varied daily workload, and self-manage tasks
Comfortable working outdoors year-round in all weather conditions
Physically capable of performing manual labor including lifting, climbing, and extended outdoor work
Reliable, punctual, and responsive — facilities issues do not always occur on a schedule
Valid driver’s license
PREFERRED QUALIFICATIONS
Prior experience in a marina, resort, hospitality, or commercial property maintenance role
Pool Operator Certification (CPO) or equivalent — preferred; training support available
Experience operating forklifts or other powered industrial equipment
Familiarity with marina-specific systems including fuel docks and pump-out stations
Basic knowledge of OSHA standards and marina safety requirements
