We are looking for a Property Maintenance Technician to take excellent care of apartment homes in Seattle. You will perform standard maintenance tasks such as painting, turnovers, repairs, etc. The ideal candidate will be able to work autonomously and responsibly by observing all health and safety guidelines. The goal is to maintain the apartment units and building common areas in the best possible condition within budgets, to create value for our property owners and a clean, safe, well-maintained place to live for our residents.

Qualifications:

Excellent communication, negotiation skills and customer orientation

Self-starters who can be accountable for day-to-day workload

Ability to work independently and self-schedule effectively

A positive, "can-do" and team focused attitude

Ability to manage several responsibilities simultaneously

This would be a multi-site role which requires technicians to travel between properties no more than 15 minutes drive from the company office, mainly within Seattle-University District.

Must have a valid driver's licenseResponsibilities:

Survey buildings and repair mechanical systems to ensure they are consistent with health and safety standards

Perform maintenance of electrical systems (replace light fixtures, sockets and breakers, troubleshoot circuit breaker panels, etc.)

Conduct basic remodeling, construction as needed (drywall, painting, carpentry, etc.)

Maintain heating, plumbing and HVAC systems to ensure functionality

Perform appliance repairs and replacements when necessary (microwave, laundry machines, dishwasher, etc)

Undertake activities of pest control such as spraying insecticide, placing baits and traps

Conduct general upkeep procedures (e.g. grounds, pressure washing) and other tasks as assigned

Assist in budget preparation and engage with special trade vendors as needed

Requirements:

Proven experience as maintenance technician; minimum 2 years related experience performing maintenance tasks.

Ability to multitask and manage several responsibilities simultaneously

Excellent communication, negotiation skills and customer orientation

Basic understanding of electrical, plumbing and mechanical systems

Knowledge of general maintenance processes and methods

Working knowledge of tools, common household appliances and devices

Manual dexterity and problem-solving skills

Ability to utilize smartphone apps to receive and execute work orders, monitor timekeeping, and maintain inspection documentation, etc

Ability to stand for hours and lift heavy objects with a willingness to work overtime when emergencies occur

High school diploma or equivalent

Additional Requirements:

Reliable vehicular transportation after hours (evenings and late nights) and weekends

Your own basic hand tools (and preferably power tools) to accomplish tasks

Fluent written and spoken English
