JOB SUMMARY
The Property Manager will assist the Vice President and/or Senior Property Management on the physical operation, financial performance, and tenant relations of the assigned portfolio. This role requires “hands-on” working knowledge of building and business park management.
WHAT YOU'LL DO:
Prepare annual budgets & reconciliations, monthly forecasts, management plans, monthly status reports and variance reports
Work collaboratively with leasing and construction associates on new building commissioning and facilitating tenant move ins and move outs
Prepare lease summaries, reoccurring charges, and special billings and oversee the administration of all lease provisions
Ensure all rents are collected on a timely basis as well as monitor tenant invoicing and accounts receivable, providing management update of tenant collection processes and communications
Request and maintain tenant certificates of insurance
Work closely with the maintenance team on facilities related projects.
Contact utility companies to arrange transfer of service
Review, approve, and code property invoices
Anticipate and respond to owner’s needs and concerns.
Maintain positive relationships and high retention levels with all tenants
Provide timely and professional responses to all tenant requests and coordinate with staff to resolve issues
Perform regular inspections of properties, recommend and direct alterations, maintenance and reconditioning of property as necessary
Consistently look for ways to improve processes, improve tenant relations, reduce expenses, and effectively manage properties
Research, solicit, and maintain contracts for Class A quality vendor services
WHO YOU ARE:
2+ years of experience managing multiple properties, emphasis on Industrial
Commercial real estate experience is required
Experience in office, industrial and multi-family is a plus
Knowledge of Property Management Accounting and Accounting Software
Property Management designation preferred (CPM, RPA, or related credentials)
Ability to interact with a wide variety of tenants, contractors, and vendors
Excellent verbal and written communication skills
Strong time management and organization skills
