SUMMARY

TheOSP Project Manager (PM) will be a lead member in our Outside Plant teams andwill drive the delivery of all the various OSP network infrastructure andcabling projects within a particular site. This position will require theindividual to have development, management, customer engagement, operationaland overall leadership skills.

Keyresponsibilities will include establishing the program schedule andensuring the established targets are met regarding schedule, cost,functionality, quality, safety, and customer satisfaction.

Therole will also include consulting with clients, delivering presentations,resolving project issues, recommendations for new services orenhancements, estimating, proposal writing, project costs management,directing operations on labor requirements, directing/assisting purchasing withbill of materials.

TheOSP Project Manager is responsible for the entire successful execution of anOSP project. Their primary responsibilities are to plan, direct, coordinate,and budget activities concerned with the construction of their project. The OSPProject Manager shall also participate and at times lead the conceptualdevelopment of a construction project and oversee its organization, estimating,scheduling, and implementation.

ESSENTIAL DUTIES AND RESPONSIBILITES

· The OSP project manager is accountablefor effective project management and delivery of their projects. The PM willwork with the extended site team to develop the program schedule and establishkey milestones for delivery of the program ensuring all financial targets, scheduletargets are met in alignment to the customers goals. The OSP PM will identifyand acquire all resources required revising as appropriate to meet changingneeds and requirements.

· During the pre-construction phase, continuously evaluate thematerials and products being proposed for constructability and feasibility.Oversee and at times prepare the cost estimate at multiple stages. Initiate andcoordinate the design efforts and the value engineering processes.

· Schedule the project in logical steps and budget time required tomeet deadlines.

· Determine labor requirements and dispatch workers to constructionsites.

· Facilitate travel for technicians traveling to the project site.

· Coordinates with the superintendent.

· Inspect and review projects to monitor compliance with codes andother regulations.

· Interpret and explain plans and contract terms to staff, workers,and clients, representing the owner.

· Prepare contracts and negotiate revisions, changes and additions tocontractual agreements with designers, consultants, clients, suppliers andsubcontractors.

· Obtain all necessary permits and licenses.

· Direct and supervise team members in the office and on site.

· Study job specifications to determine appropriate constructionmeans and methods.

· Solicit, negotiate, select, contract, and oversee materialsuppliers, subcontractors who complete specific pieces of the project.

· Requisition supplies and materials to complete constructionprojects.

· Prepare and submit budget estimates and progress and cost trackingreports.

· Develop and implement quality control programs

· Take action to deal with the results of delays, bad weather, oremergencies at the construction site.

· Confer with supervisory personnel, owners, contractors, anddesigners to discuss and resolve matters such as work procedures, complaints,and construction problems.

· Plan, organize, and direct activities concerned with theconstruction and maintenance of structures, facilities, and systems.

· Investigate damage, accidents, or delays at construction sites, toensure that proper procedures are being carried out.

· Evaluate construction means and methods to determinecost-effectiveness of plans.

· Manage, cost/budget, and communicate the contractchanges process.

· Developing and maintaining the projectschedule

· Develop and maintain the projectfinancial plan

· Prepare, maintain, and complete allaspects of the DL Way (project management playbook).

· Completes all weekly and monthlyreporting and projections.

· Train and develop project team

· Invoicing client

· Equipment and material purchasing

· The OSP Project Managerreviews all job cost postings for accuracy and completeness, including but notlimited to, the preparation of invoices, customer collections and periodicfinancial reporting to the customer and management.

· The OSP PM will additionallymange all associated aspects of the program including the Safety &Environment program, the quality assurance program and material logistics.

· The OSP Project Manager willrecruit, hire, train, manage, supervise, promote, discipline and discharge, ifnecessary, all project related staff.

· The OSP Project Manager willmanage all human resource issues (and escalate as needed) per Company policiesand procedures.

· Coordinate and partnereffectively with internal and external design, construction, network, andfacility partners.

· Proactively communicateprogram status and risks to all stakeholders

· Prepare and take correctiveaction to address concerns and challenges.

· The OSP Project Manager acts as theCompany liaison to the client for the program maintaining a high level ofclient satisfaction, ensuring a collaborative environment across all parties.

· The OSP project manager is expected to beon the jobsite and be present for active on-stie project managementresponsibilities.

QUALIFICATIONS

· Bachelor's degree in computerscience, business management, electrical engineering, construction managementor similar experience.

· 10 + years of direct workexperience in any of these areas: construction management, data centers, or Outsideplant structured cabling environment. Understanding of means and methods ofdeployment.

· Track record of deliveringmission critical programs on time, within budget, and to applicable build, quality,and safety standards.

· Proficient with MicrosoftOffice

· Contract negotiation andadministration experience

· Experience building andleading teams.

· Experience in assessing, coaching,and mentoring direct reports and vendor teams.

· Organizational, timemanagement and coordination skills across multiple disciplines preferred.

· Client Engagement experiencein similar programs

· Understanding of programmanagement fundamentals such as earned value management, SPI, CPI andother project tracking metrics.

· Project ManagementProfessional (PMP) or equivalent certification preferred

· BICSI RCDD or similarTelecommunications certifications preferred

· Knowledge of outside planttechnical specifications, construction methods and deployment strategies.

CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the OPS Project Manager position is $120,000 annually and the maximum salary for the OPS Project Manager position is $125,000 annually. The compensation offered to a successful candidate will depend on their skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program.
