Job Title: Preconstruction Manager
Report to: General Manager
Salary: $120,000-$150,000 per year. Full-time, exempt role.
Benefits: Health, Dental, Vision, up to 3% retirement contribution, vacation and sick time.
Eligibility to work in the United States required including a valid driver’s license. Sponsorship unavailable.
This is an on-site role for the Columbus office however candidates must be willing and able to travel to project sites across the U.S. (and Canada if applicable). Projects are based in Ohio, with paid mileage to the job site and per diem provided for any out-of-state assignments.
Summary: Under supervision of the General Manager, oversee all Pre-Construction department with design and estimation teams, and its operations on day-to-day basis, and ensure that work is done safely, on time, within budget and to the right quality standards each project. This position provides leadership to design and estimation of the projects and coordinates with the internal and external design and engineering team, and estimation and bidding of construction projects. Serves also as the liaison between the design and estimation team, business development team and the construction personnel. Empower team members to enhance their professional capabilities and reach their full potential. Upon request of General Manager, perform site management for construction projects.
Responsibilities: The following is a list of representative duties. Other duties may be assigned that may reasonably follow and relate to essential tasks.
Oversees internal architectural work thorough building design stages (Schematic Design, Design Development, Construction Documents, Bidding, and Construction Administration).
Meets clients, understands objectives and creates schematic design of site layout and buildings as coordinating with preconstruction teams.
Leads design development of architectural design and coordinate with internal and external design and engineering team to develop required civil, plumbing, mechanical, electrical and other documents required for estimation.
Prepares bid documents for construction projects with internal design team/estimate team and external engineers.
Leads to explore value engineering ideas during bid stage with preconstruction teams.
Coordinates with Business Development Team, internal design and estimate team to keep up with preconstruction schedules required by clients.
Writes up and presents budgets, reports, project plans, scope of work, and project schedule for supervisors’ reviews.
Develops new contractors and obtains estimates from multiple contractors to verify price reasonableness.
Schedules meetings with clients, site managers and staff as required.
Accurately reads blueprints, specifications and the other technical documents, understands the scope of work for preparing bid documents, correspondences, and estimates.
Stays up to date with safety codes and improvements in construction industry standards.
Oversees the productions of consultants (outside engineers and architects if applicable) for accuracy and assurance of compliance to company standards.
Attends project meetings if necessary.
Reviews submittals from engineers, contractors, and procurement sheets from project managers.
Oversees site and building permit applications, follows-up on review progress and receives upon approval. Submits Check Request (Urgent Pay Request) to Accounting for associated fees according to the Urgent Pay Request procedures if necessary.
For client quotation requests, considers the precision and deadlines, direct the preconstruction team's work allocation until submission, and manages the schedule until submission.
Provides on-site support for design changes after project commencement, including drawing creation, estimation, and government agency applications.
Understands the capabilities of preconstruction team members and manages the team to maximize its effectiveness.
Forwards important information from Preconstruction stages such as client’s requests, quality, budgets, and milestone dates.
Supervise minor construction projects in lieu of Project Managers where they do not constantly reside.
Qualifications Experience and skills
Knowledge of all applicable codes and regulatory agency guidelines
Considerable knowledge of the modern principles and practices of buildings
Well acquainted with standard concepts, practices, and procedures within the construction field
Exceptional ability to understand clients’ objectives to determine requirements aesthetically, functionally, structurally, and economically
Exceptional ability to review, analyze, and make recommendations regarding designs, plans, and specifications
Exceptional ability to coordinate and plan the work of technical and professional personnel both internally and externally
Exceptional ability to interpret and carry out complex oral and written instructions including the reading and interpretation of blueprints and specifications
Strong and effective communicator, both verbally and written, who can interface cooperatively with various departments of the company, as well as clients and contractors
Good organizational, analytical and problem-solving ability
Proficient in use of Autodesk REVIT, AutoCAD, Bluebeam, Microsoft Project, and web-meeting software; knowledge of personal computer, plotter, scanner and other miscellaneous office machines
Math skills including algebra, geometry, and basic arithmetic needed to prepare takeoffs, estimates, and cost analysis
Strong time management skill, communication skills, both written and verbal, and interpersonal skills
Detail oriented with the ability to multi-task
Willingness to provide leadership and management
Ability to travel as needed
Education and Certifications
A bachelor’s degree in architecture, construction or a similar field from an accredited college or university with minimum 7 years of experience in architectural planning and design and/or construction estimation.
Environmental and Physical Demands of the Position: Typical office and construction site environment operation.
Physically fit to walk in the construction site from one end to the other, ability to climb up to the roof, stairs, etc., to obtain information needed for design and estimation

Is able to follow all safety instructions given during site visits.
