Senior Property Manager – Retail Portfolio
Vinings & Duluth, GA
A well-established, full-service commercial real estate firm is seeking a Senior Property Manager to oversee a retail portfolio in the Atlanta market. This is a stable, long-term opportunity with a firm known for collaborative teamwork, strong leadership, and realistic workloads.
The role offers a full-time balanced schedule:
2 days onsite at a retail property in Vinings
3 days in the Duluth corporate office
While this is primarily an on-site/in-office role, leadership is practical and understanding—offering flexibility when real life happens (sick child, home repair appointments, etc.). You’ll also enjoy early-release Fridays (3:30 p.m., or 1:00 p.m. on holiday weekends).
The company specializes in asset and property management, landlord leasing, tenant representation, investment sales, and redevelopment, working closely with an affiliated construction partner.

The Role
As Senior Property Manager, you’ll be responsible - directly and through team members - for maximizing the physical and financial performance of assigned assets in alignment with ownership goals. You’ll partner closely with accounting, leasing, and executive leadership to deliver a seamless stewardship experience while mentoring others and contributing to departmental best practices.
Key Responsibilities:
Deliver timely, high-quality service to support successful tenancy
Maintain positive, professional tenant relationships and ensure lease compliance
Partner closely with accounting and leasing teams for holistic asset oversight
Conduct property inspections and oversee vendor and contractor performance
Manage service contracts to ensure quality and cost effectiveness
Prepare and manage annual operating and capital budgets
Review reconciliations and explain budget variances
Schedule and manage capital and expense projects
Oversee tenant build-outs and construction activity
Contribute to a positive, professional, and enjoyable work environment
Mentor and support team members in partnership with the EVP of Property Management
Qualifications:
Bachelor’s degree preferred (or equivalent combination of education and experience)
5–7 years of property management experience, retail preferred
(Office, medical, mixed-use, or industrial experience a plus)
Strong understanding of budgeting and reconciliation processes
Experience managing and mentoring others
Georgia Real Estate License required (may be obtained after hire)
Professional designations such as RPA, CPM, CCIM, or LEED preferred
Proficiency in MS Word, Outlook, and Excel; Yardi experience a plus
Self-starter with strong organizational skills and attention to detail
Excellent written and verbal communication skills
Dependable, team-oriented professional with a strong work ethic
Compensation & Benefits
Base salary up to $115,000, depending on experience
Annual bonus averaging 5–7%
