FUNCTION: Responsible for assisting the Maintenance Supervisors in directing grounds crew in addition to performing Groundskeeper responsibilities to ensure the physical integrity of the assigned property/community in order to provide a safe, secure living environment for residents, visitors, and staff.
REPORTS TO: Maintenance Supervisor, Assistant Maintenance Supervisor
WORK HOURS: 40 hours per week. Weekends and overtime as circumstances warrant.
Pay Range: $20-22 per hour
RESPONSIBILITES: Employee is expected to conduct all business in accordance with Company Team Promises, policies and procedures, all published handbooks, Fair Housing laws (both Federal and local), the Americans with Disabilities Act, OSHA, the Fair Credit Reporting Act, the National Labor Relations Act, and all other laws pertaining to the multi-family industry. Specific responsibilities and duties include, but are not limited to:
Lead Groundskeeper responsibilities:
1. Follow directives from Maintenance Supervisor/Assistant Maintenance Supervisor to ensure the grounds crew are completing assigned tasks.
2. Act as the main contact for all grounds related requests and service tickets.
3. Delegate and/or assign tasks to the grounds team.
4. Report grounds crew performance issues; good or bad; to the direct supervisor.
5. Maintain equipment and perform minor repairs as needed. Obtain quotes if necessary for additional or large grounds/landscaping related jobs and or repair/replacement tools and equipment.
Groundskeeper responsibilities:
1. Must be knowledgeable and skilled in the safe use and maintenance of the following tools:
a. Hand Tools - various wrenches, hammers, grips, saws, sledgehammer, snips, posthole diggers, etc.
b. User-Moved Aids - wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, etc.
c. Motorized Equipment - snow blower, trimmer, yard tractor, leaf blower, other small landscaping equipment.
2. Maintain grounds and common areas, including:
a. Physically walk the community on a regular basis and remove litter, trash, debris, limbs, pet droppings, etc. from grounds, breezeways, landing, common hallways, pool area (if applicable), laundry rooms, mail rooms (if applicable), dumpster areas, recreation areas, parking lots, driveways, walkways.
b. Clear sidewalks, stoops, and/or stairwells of snow and ice with use of broom, shovel snow blower or other equipment; distribute salt/deicer; plow snow from driveways.
c. Perform regularly scheduled light checks.
d. Clean pool (may be required to add chemicals depending on state regulations)
e. Perform "trash out" duties at vacant apartments on a daily basis. Remove all abandoned furniture, trash, and/or boxes. Remove to dumpster or storage area, as assigned.
f. Transfer trash left outside of dumpster into dumpster. Pick up and sweep area.
g. Detail community on a regular basis. Clean and rake shrub areas; shovel mud when necessary. Use blower to keep sidewalks and walking areas clean of loose grass and/or other debris.
h. Repair and/or replace windows, screens, sliding doors, etc. Perform routine maintenance as requested.
i. Assist with various physical tasks as directed, such as tearing down fences, digging holes etc.
j. Assist with "make ready" duties when requested.
k. Help clean and maintain storage areas.
l. Perform interior and exterior painting duties when requested.
m. Complete minor and routine service requests when requested.
n. Change locks and/or make keys when requested.
o. Distribute resident communications such as newsletters, pest control notices, event notices, etc.
p. Perform work-area clean up and safety related duties.
q. Perform any additional duties assigned by supervisor.
3. Maintain awareness of physical condition of property. Immediately correct unsafe conditions and report other issues to supervisor, including, but not limited to, broken gates, broken steps, open holes, broken/burned out lights, etc.
4. Maintain cleanliness of uniform (if applicable), wear badge (if applicable), and present a professional appearance at all times.
QUALIFICATIONS:
1. Minimum of one (1) year prior related experience preferred.
2. General working knowledge of building maintenance and supplies.
