About the Role
Lumarc Apartments is a 180-unit studio community in Columbus, and we’re hiring a Maintenance Manager to lead day-to-day maintenance operations, keep the property running smoothly, and help us deliver fast, high-quality unit turns and resident service. This is a hands-on leadership role for someone who can manage priorities, troubleshoot quickly, and hold strong standards.
Responsibilities
Lead all maintenance operations for a 180-unit community (service requests, preventative maintenance, turns, and common areas)
Manage and prioritize work orders; ensure timely completion and clear resident communication
Oversee unit turns: inspections, make-ready scopes, punch lists, and readiness deadlines
Perform repairs and troubleshooting (HVAC, plumbing, electrical, appliances, drywall/paint, carpentry, locks/keys, etc.)
Coordinate and supervise vendors/contractors; verify quality and manage costs
Maintain inventory, tools, and supplies; order materials and track usage
Support property safety and compliance: life-safety checks, inspections, and documentation
Participate in on-call rotation as needed (emergencies after hours)
Keep the shop, maintenance spaces, and grounds clean and organized
Qualifications
3+ years of multifamily maintenance experience (supervisor/lead experience preferred)
Strong troubleshooting skills across general trades (HVAC/plumbing/electrical/appliances)
Ability to manage turns efficiently and maintain quality standards
Comfortable using work order software / mobile apps (or willing to learn quickly)
Valid driver’s license and reliable transportation
Strong communication, professionalism, and resident service mindset
EPA certification and HVAC experience are a plus (not required, depending on background)
