Position Overview The role of the Project Manager is to develop and execute budgets, create detailed estimates, work with the design team to finalize drawings, lead field crews, and supervise Project Engineers and Assistant Project Managers.
Essential Duties and Responsibilities
Work with the Development Team to develop project requirements.
Work with the city to obtain permits and entitlements.
Manage costs in order to meet budget.
Provide direction over contracts and subcontracts.
Manage construction schedule and activities.
Issue progress updates as needed regarding costs and timelines.
Ensure work is done in compliance with all relevant building and safety codes.
Select and manage subcontractor and supplier relationships.
Coordinate efforts across the entire project between architects, designers, engineers, and subcontractors.
Work with surveyors and excavators to establish boundaries, site grades, and site controls.
Work with owners, engineers, and architects to value engineer projects.
Prepare agendas for meetings with architects, engineers, designers, and trade contractors.
Develop schedules and budgets.
Complete material take-offs for estimates.
Have the necessary experience and knowledge to estimate all types of projects.
Meet with sales representatives or potential trade contractors.
Encourage and implement continuous improvement and production.
Strong understanding of Apartments/Condos, Townhomes, and Land Development.
Required Qualifications and Skills
Bachelor's Degree in Construction Management, Civil Engineering, or Architecture.
5–7 years of experience in project management within construction.
Proficient with Procore Project Management Software.
Proficient with Microsoft Project Scheduling Software.
Proficient with Bluebeam PDF editor, Excel, Word, and Outlook.
Preferred Qualifications and Skills
Strong problem-solving skills and ability to think outside the box.
High degree of familiarity with contract and subcontract documents, terms, and conditions.
Strong leadership and management skills.
Ability to establish budgets for complete projects from early schematics.
Strong knowledge of mechanical, electrical, structural, and architectural aspects of projects.
Strong understanding of OSHA requirements and ability to work effectively with OSHA inspectors.
Excellent organizational and follow-through skills.
Ability to manage multiple projects simultaneously.
Ability to work well with diverse teams and individuals.
Work Location The job is performed primarily in an office setting, with construction site visits as necessary.
Safety Requirements
Must be aware of and conform to all safety requirements when in buildings, vehicles, or field environments.
OSHA 10 or 30 certification required.

Able to wear personal protective gear for most of the day.
