Overview:

We are seeking a highly skilled PreConstruction Project Manager to lead and oversee the pre-construction phase of projects. This role requires a proactive leader who can manage design consultants, conduct meetings, and coordinate with key stakeholders to ensure project success. The ideal candidate will possess a keen understanding of construction processes and the ability to translate design intent into actionable plans.

Key Responsibilities:

Team Leadership: Initiate and lead project team meetings, setting clear goals and expectations. Track progress and document meeting outcomes.

Scope Definition: Interpret design documents and clarify scope items. Conduct site investigations and ensure compliance with building codes and agency requirements.

Strategy Development: Formulate initial project strategies and construction schedules. Provide early risk assessments and communicate potential project constraints.

Cost Management: Prepare cost estimates, outline specifications, and value engineering alternatives. Analyze subcontractor pricing and develop conceptual estimates.

Procurement: Oversee the procurement of subcontractors and materials, including bidding and analysis.

Presentation: Deliver detailed presentations to stakeholders, explaining estimates and cost bases. Prepare custom reports for analysis and decision-making.

Qualifications:

Bachelor's degree in Engineering, Construction Management, or a related field.

Two to four years of relevant experience or an equivalent combination of education and experience.

Proficiency in science and mathematical concepts, with skills in geometry, trigonometry, and structural engineering.

Strong computer skills, including the use of software for project management and cost evaluation.

Excellent communication skills to effectively present information and respond to inquiries.

Strong reasoning abilities to define problems, collect data, and draw valid conclusions.

Physical Requirements:

Applicants should be capable of performing tasks that require standing, walking, sitting, and using hands for various activities. The role may involve lifting up to 50 pounds and requires specific vision abilities.
