Reporting to the Owner, the Financial Quantitative Analyst II will have the following specific job responsibilities:
1) Design and refine quantitative methodologies to evaluate macro- and micro-level real estate trends impacting client investments, incorporating machine learning or econometric techniques (15% of time);
2) Analyze large datasets, including rent roll data, using Python, R, and SQL to support predictive financial modeling and rent trend forecasting (10% of time);
3) Improve model efficiency and reusability by identifying structural inefficiency and reengineering them to improve speed, clarity, and adaptability for cross-client use (15% of time);
4) Create robust financial models in Excel and programming environments to support scenario analysis, stress testing, and performance projections (10% of time);
5) Evaluate and pilot emerging financial tools and quantitative frameworks, providing implementation recommendations to enhance internal analytics and reporting capabilities (10% of time);
6) Ensure newly developed analytical software complies with user requirements (10% of time);
7) Deliver analytical interpretations of financial modeling results to upper management, with a focus on potential risks and opportunities effecting client investments (10% of time);
8) Ensure analytical reports on clients potential investment properties are accurate and align with client goals, analyzing and reviewing Rate of Return, Profit and Loss Statement, Discounted Cash Flow, market and submarket analysis, and rental market survey feedback (5% of time);
9) Conduct strategic risk and return assessments, utilizing advanced statistical techniques to evaluate asset performance potential, risk exposures, and feasibility of client investments (5% of time);
10) Produce forward-looking analytical reports identifying shifts in yield, pricing trends, volatility, and long-term performance metrics to support client investment strategy (5% of time); and
11) Perform quantitative evaluations of Preferred Equity Investments, including complex scenario modeling, sensitivity analysis, and customized reporting (5% of time).
Work Hours: 9:00 AM - 5:00 PM
A minimum of two (2) years of demonstrated professional employment experience as an analyst in the real estate industry.
Required experience must include two (2) years of demonstrated experience in each of the following:
1) Conducting real estate market research and analyzing real estate market dynamics;
2) Processing large amounts of data, and developing and implementing data-driven strategies;
3) Utilizing Python, R, and SQL to perform quantitative analysis in the real estate industry;
4) Building and optimizing models to analyze financial or market data;
5) Employing statistical packages and advanced Excel functions, including Analytic Solver and Pivot Tables, to analyze datasets and make forecasts;
6) Identifying emerging tools or technologies and incorporating them into company workflows; and
7) Analyzing real estate client preferences.
Master's Degree in Quantitative Finance, Business Analytics, or a related quantitative field
