Financial Quantitative Analyst (736100)

Reporting to the Owner, the Financial Quantitative Analyst will have the following specific job responsibilities:

1) Process, validate, and organize rent roll data using Python, R, and SQL to support rent trend analysis and accurate financial modeling (15% of time);

2) Conduct comprehensive market research and develop quantitative techniques to analyze real estate market dynamics and assess risks relevant to client investments (15% of time);

3) Build, maintain, and optimize financial and analytical models in Excel, applying statistical, mathematical, and quantitative techniques to address complex financial scenarios and perform financial forecasting, and modify such models to streamline the decision-making process (15% of time);

4) Streamline existing models by identifying non-impactful inputs and removing redundant components to improve model structure, performance, and usability (10% of time);

5) Research and recommend new financial analytical tools to enhance the company's internal working procedure (10% of time);

6) Interpret and summarize financial modeling results to identify risks and opportunities for client investments, presenting insights to upper management (10% of time);

7) Prepare detailed analytical reports on clients potential investment properties, including Rate of Return, Profit and Loss Statement, Discounted Cash Flow, market and submarket analysis, and rental market survey feedback (10% of time);

8) Generate comprehensive reports on pricing, yield, stability, and long-term risk trends to inform client investments (5% of time); and

9) Evaluate Preferred Equity Investments, applying quantitative techniques to conduct yield sensitivity testing and scenario analysis for client investments (10% of time).

Work Hours: 9:00 AM - 5:00 PM

A minimum of (1) year of demonstrated professional employment experience as an analyst in the real estate industry.

Required experience must include the following:

(1) A minimum of one (1) year of demonstrated experience in conducting real estate market research and analyzing real estate market dynamics;

(2) A minimum of one (1) year of demonstrated experience in processing large amounts of data, and developing and implementing data-driven strategies;

(3) A minimum of one (1) year of demonstrated experience in utilizing Python, R, and SQL to perform quantitative analysis in the real estate industry;

(4) A minimum of one (1) year of demonstrated experience in building and optimizing models to analyze financial or market data;

(5) A minimum of one (1) year of demonstrated experience in employing statistical packages and advanced Excel functions, including Analytic Solver and Pivot Tables, to analyze datasets and make forecasts;

(6) A minimum of one (1) year of demonstrated experience in identifying emerging tools or technologies and incorporating them into company workflows; and

(7) A minimum of one (1) year of demonstrated experience in analyzing real estate client preferences.

Bachelor's Degree in Quantitative Finance, Applied Business Analytics, or a related quantitative field
