Job Purpose
The Facilities Maintenance Laborer supports the upkeep, and repair of several estate homes, grounds and equipment. This role performs routine maintenance tasks, accompanies skilled technicians and contractors and ensures all facilities remain safe, operational and presentable always. Perform other related duties as assigned.
Essential Functions
The job duties and responsibilities of the position of Facilities Maintenance Laborer include, but are not limited to:
Responsible for the completion of Facilities service requests as assigned.
Perform basic building maintenance and repair of estates such as painting, staining, replacing interior and exterior light bulbs, landscape lighting replacements, inspects and replaces GFI outlets, minor plumbing repairs, and simple carpentry.
Provide on-call response to facilities, building systems and equipment alarms.
Perform work necessary to maintain good working condition of all building systems, grounds, furniture and fixtures.
Coordinate and implement special projects as directed by the Estate Manager.
Assist in monitoring and reporting all interior and exterior work being performed by outside contractors.
Complete grounds work which may include picking up trash, recycling, pressure washing, sweeping driveways and general landscaping needs.
Responsible for alerting the Estate Manager of any unusual occurrence and/or damage that have taken place or that may occur.
Move furniture, equipment and materials as needed.
Assist with event setup, workspace rearrangement, and facility projects
Maintain a professional and courteous manner with all residents, vendors, contractors, and fellow employees.
Assure safety standards are used which comply with all local, City, State and Federal guidelines.
Ensure compliance with all work-related activities in a fair, ethical, and consistent manner.
Support the estate staff inside as needed
Conducts routine inspections to identify maintenance needs and safety hazards.
Other responsibilities as assigned
Physical Requirements
Ability to lift 50+ pounds, stand/walk for extended periods, and perform physical tasks.
Comfortable working outdoors and indoors in varying conditions.
Ability to climb ladders, bend, reach, and perform repetitive motions at a height up to 20'.
Exposure to noise, dust, chemicals, outdoor weather, and active work areas.
Understanding and use of protective equipment required depending on tasks performed
Possess the ability to work outside during excessive hot days and inclement weather.
Competencies and Qualifications
Five years' experience involving maintenance and repair systems and activities.
Must possess a valid Drivers License
Highschool Diploma or equivalent preferred
Must be available in an on-call capacity
Ability to work well under pressure
Sound knowledge of electrical, mechanical and plumbing systems.
Possess knowledge of standard tools, equipment and materials; methods, theories, principles, and terminology basic to each craft/trade.
Work safely and establish a safe working environment.
Reacts quickly in emergency saturations to maximize safety.
Ability to analyze situations and take appropriate action regarding routine/emergency procedural matters without immediate supervision.
Ability to follow instructions and work both independently and as part of a team.
Strong problem-solving skills with attention to detail.
Basic mechanical aptitude.
Good communication and time management skills.
Works with staff, contractors and public in a pleasant and cooperative manner.
Maintains professional confidentiality.
