Job Description:

The Building Engineer addresses and resolves tenant/customer's concerns regarding the building or their space.

GSA Background Clearance Required: This position requires the candidate to either currently hold or be able to obtain a favorable background investigation in accordance with U.S. General Services Administration (GSA) standards.

Essential Duties & Responsibilities:

Perform the maintenance, repair, operation, and general upkeep of the property.

Respond to tenant/customer requests with strong customer service skills.

Administer preventative maintenance on building systems and components.

Understand and comply with safety policies and assist other staff members as needed.

Follow company operating policy and procedures; inspections; maintenance of equipment.

Work closely with Chief Engineer and other Engineers/Maintenance Technicians to assist as necessary.

Walk and monitor all full-service suites and common areas on a regular basis.

Check for lights out and any other maintenance issues that need to be taken care of.

Change out lamps/ballasts as needed.

Report maintenance issues to maintenance supervisor for appropriate delegation.

Inspect vacant suites weekly.

Escort contractors into secure areas/roof and open suite or office doors for contractors.

Put fire alarm panels on test when needed.

Ensures the cleanliness and marketability of the property.

Check for leaks.

Perform regular checks on generators and fire pumps.

Perform basic plumbing on toilets and sinks.

Run errands such as picking up supplies, making runs to the locksmith, etc.

Put up/take down umbrellas daily in any patio/common areas.

Perform general maintenance repairs as needed, as directed by the Chief or Lead Engineer.

May require on call or after hour duties.

Perform other duties as assigned.

Proactively inspecting and maintaining equipment and systems to prevent failures and ensure long-term operational integrity.

Analytical skills to diagnose issues and implement effective, cost-efficient solutions, often under pressure.

Effective verbal and written communication skills to interact with tenants, property managers, and other stakeholders.

Capable of working independently, prioritizing tasks effectively, and responding promptly to maintenance requests and emergencies

A tenant-focused attitude, ensuring that maintenance requests are addressed in a way that promotes tenant satisfaction and retention

The flexibility to work weekend or on-call shifts for emergency situations

Being thorough and precise in all inspection and repair tasks to ensure accuracy and safety.

Qualifications:

EDUCATION and/or EXPERIENCES – 2+ years of related formal training from technical school. 2+ years experience in the maintenance trade (electrical, mechanical, plumbing, etc.).

LICENSES and/or CERTIFICATIONS - Must have a valid driver's license with insurance if driving is required for the position. CFC license is required.

LANGUAGE SKILLS - Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. The Building Engineer must have the ability to write routine reports and correspondence as well as the ability to speak effectively before groups of tenants, co-workers or clients.

MATHEMATICAL SKILLS - Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.

REASONING ABILITY - Ability to apply common sense understanding to carry out instructions provided in written, oral, or diagram form.
