Job Description
Manage daily activities of subordinates, subcontractors, and vendors.
Direct duties of assistants and any composite labor
Make sure the subcontractors are fulfilling contract obligations
Direct staging of material deliveries and maintain order and a clean work area
Order and schedule material to be delivered from vendors as needed to maintain progress
Maintain project schedule including but not limited to:
Subcontractors and their manpower
Ordering material
Hold production and safety meetings weekly (Mandatory) to identify potential conflicts and schedule.
Have an agenda and minutes for next week’s follow-up
Have a sign-in sheet and send notices to trades that fail to attend
Hold toolbox safety meetings.
Hold Preconstruction meetings and read the contract scope aloud to the field foremen.
Have the foreman sign the scope and file on site.
Maintain a two or three-week look-ahead production schedule for each building.
Delivery schedules should be aligned with the lead time specified in the PO.
Post schedule on liquid marker board in job trailer.
Review all contracts and purchase orders. Comment with the project manager if there are potential conflicts or errors.
Complete a detailed daily log.
This log needs to have photos with a description or location.
List visitors and inspections.
List any trade that failed to show up or is not providing enough manpower.
List non-conforming or non-compliant products/services
Review and approve invoices and pay applications.
Establish and enforce quality control standards for each subcontractor. Any deficiency shall be logged and reported to the project manager.
Coordinate the execution of the interior and exterior punch list from property management
Order and inspect material delivery for quantity and quality. Can be delegated, but still responsible for Quadrant’s purchases.
Provide deficiency notices to field staff and consult with the project manager for default notices to subcontractors' corporate office.
Maintain a clean, organized job site.
Schedule inspections and develop a relationship with the inspector.
