Job Overview/Purpose

Construction Superintendent II is responsible for overseeing all phases of the project's construction. This includes managing construction scheduling and coordinating any material changes to the plans. The Construction Superintendent will work closely with the office staff to help develop a completion schedule for all construction activities on the project. The role involves comprehensive project oversight, including managing field operations, ensuring quality control, and enforcing safety compliance. Additionally, the Construction Superintendent II may work on simultaneous projects.

Job Requirements/Essential Duties

Directly responsible to the appropriate building officials, architects, and engineers, including verifying that all construction work is done in a professional manner, conforming to building codes, and adhering to the appropriate government ordinances and plan specifications for both the off-site improvement plan and the building’s structural plans.

Supervise the site grading process, ensuring the grades are built as per the plan and that the necessary compaction standards are achieved.

Supervise the installation of sewers, water systems, and storm drains, ensuring that all necessary government approvals are obtained and that the Engineer of Record approves the construction.

Oversee the installation of utility conduits and wire, making sure the appropriate utility company accepts the installation and that the installation is per plan.

Supervise the installation of gas mains and services, ensuring proper trenching and backfilling are approved by the Gas Company, and installations align with the plans.

Oversee the installation of curbs, gutters, sidewalks, cross gutters, drive approaches, and all other concrete, ensuring adherence to the approved Improvement Plans and specifications.

Supervise the installation of road base and paving, confirming that it follows the required sections, is in line with the approved Improvement Plans, and meets all specifications.

Coordinate utility companies’ activities within the tract and supervise all utility installations.

Oversee the installation of foundations, ensuring utility locations, footing, and pier placements are verified and conform to the approved plot plan.

Order all necessary materials, including lumber, rough hardware, trusses, and windows, promptly to support the rough carpentry phase.

Supervise rough carpentry, confirming window sizes, wall placements, and door opening dimensions.

Schedule and supervise mechanical trades (plumbing, electrical, heating) to ensure seamless integration during construction.

Schedule and supervise roof and fireplace installations.

Schedule and supervise the installation of sheet metal, lathing, insulation, and drywall.

Supervise the application of scratch, brown, and color coats, ensuring proper sequence with drywall installation, exterior painting, and siding veneers.

Oversee the installation of masonry walls to complete fencing.

Supervise the installation of fencing for each house.

Schedule and supervise the installation of concrete patios, walkways, and driveways, ensuring proper irrigation sleeve installation and effective drainage.

Schedule and supervise cabinetry, doors, and finish material installation, noting any flaws for reporting before staining and painting.

Supervise the interior painting and staining of each house, verifying stain, enamel, and wall colors.

Schedule and supervise the installation of ceramic tile, confirming tile color, grout color, areas to be tiled, and any decorative tile selections.

Oversee the installation of Formica and cultured marble cabinet tops.

Supervise plumbing, electrical, and heating finish phases, ensuring correct and professional completion of outlets, fixtures, piping, and registers.

Schedule and supervise carpet installation, confirming color, quality, and padding. Ensure second-floor squeaks are resolved before installation.

Supervise the installation of finished hardware, ensuring proper door operation, functioning latches, locks, guides, and correctly installed towel bars, toilet paper holders, and weather stripping.

Supervise touch-ups, drywall repairs, and finishing touches to maintain quality standards.

Prepare a detailed punch list for incomplete items and schedule their completion before the walkthrough.

Supervise interior cleaning, ensuring repairs are noted and completed before the walkthrough.

Accompany the Realtor and Buyer on the walkthrough, outlining the completion schedule for noted items.

Oversee the "pick-up" personnel as they assume responsibility for their areas.

Supervise customer service work, ensuring homeowners’ satisfaction and obtaining release signatures before notifying the office that the work is complete.

Obtain the “Building Final” for each house, ensuring final grading sign-off and completion of any necessary construction to obtain the Certificate of Occupancy.

Update the office staff on any delays that may impact the scheduled walkthrough date for each house.

Notify the sales staff in writing about delays that affect the close of escrow date.

Complete special projects as requested by the main construction office in a timely and professional manner.

Supervise and schedule job laborers.

Assist customer service personnel with post-sale calls and ensure satisfaction, obtaining signatures for walkthrough and customer service completions.

Attend periodic staff meetings.

Oversee the general appearance of the project, maintenance of models, sales office, common area landscaping, and facilities.

Maintain responsibility for homeowners’ association duties until assumed by the homeowners or the association.

Approve all job-related invoices before payment or check disbursement.

Other duties as assigned.

Knowledge Skill & Abilities/Prerequisites

High school diploma or GED equivalent.

Two years of experience as superintendent or assistant superintendent of a housing project are required.

Strong scheduling abilities.

Effective supervision skills.

In-depth knowledge of both off-site and on-site construction processes.

Basic understanding of project budgeting.

Proficient in record-keeping.

Excellent interpersonal skills to communicate effectively with a wide range of employees and customers.

Strong written and verbal communication skills.

Physical Demands and Work Environment

While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel objects, repetitive wrist movements, talk, hear, walk, and sit. The employee is occasionally required to stoop, kneel, or crouch. The employee may be required to stand for extended periods. The employee may occasionally lift, push, pull, carry and/or move up to 50 pounds of materials, equipment, or supplies at least one-third of the workday. Specific vision abilities required by this job include close vision, color vision, depth perception, and the ability to adjust focus. The noise level in the work environment is usually moderate.

The work will take place both indoors and outdoors, with exposure to uneven terrain, varying temperatures, wet conditions, rain, noise, slippery surfaces, moving objects, dust, electrical circuits, odors, and potentially allergenic chemicals and irritants.
