POSITION SUMMARY:
The Building Engineer reports to the Chief Engineer and will be responsible for providing a wide variety of general maintenance repairs relating to an assigned portfolio of properties while providing clients (owners and tenants) with the highest level of client service available. The Building Engineer may receive directions from the Lead Engineer and Property Management.
ESSENTIAL REQUIREMENTS:
The role has the primary responsibility of property maintenance and upkeep to ensure tenant satisfaction. Troubleshoot and investigate issues related to the building’s systems, including HVAC, plumbing, lighting, and fire alarm safety, and manage light administrative tasks to document activities.
RESPONSIBILITIES:
• Become proficient with the Yardi Facility Manager, online service request system
• Responsible for the overall maintenance of the building and building equipment
• Perform routine building inspections according to company policy on both building common areas, customer space, and exterior
• Become proficient with the daily operation of the BMS and its sequences to ensure correct function
• Become proficient in reading building As-Builds and MEP drawings
• Investigate and monitor customer maintenance requests
• Record keeping and organization of tasks
• Install and repair new and existing plumbing fixtures and accessories
• Install and repair various types of electrical fixtures, including lamp and ballast replacement
• Install and repair electrical devices (switches, receptacles, breakers, etc.)
• Perform minor maintenance and repair of HVAC equipment, including filter changes
• Become proficient with monitoring customer space temperatures and making adjustments when needed
• Assist with any building-related mechanical maintenance issues when required
• Assist contractors with life safety alarm systems and water-based or dry fire protection systems shutdowns, testing, and restoration to service
• Be responsible for accurate and timely record keeping and reporting
• Assist in inclement-weather preparedness and response
• Foster a positive and productive working relationship with each customer in the building to ensure the best customer service experience and overall customer satisfaction
• Become proficient in workplace safety in Electrical, Plumbing, Mechanical, Roofing, and Life Safety
• Be available for emergency calls at night, weekends, and holidays on a rotating schedule. During your on-call week, the job requires your availability from time to time after regular business hours, including Saturday, Sunday, or holidays
JOB REQUIREMENTS:
• Three years’ general maintenance experience
• Excellent organizational skills with the ability to plan, prioritize, and manage multiple tasks
• Effective in building relationships with a wide variety of individuals
• Ability to perform calmly under hectic conditions, including building emergencies
• Self-starter with the ability to work with little supervision
• Detail-oriented with the ability to organize and prioritize tasks effectively
• Must be able to work in a team environment, which is often hectic, as well as in emergencies, which require calm composure
• Must be able to move about the property utilizing stairs, ladders, and lift to 50 lbs
EDUCATION:
High School diploma or equivalent (GED) preferred.
Approved/sanctioned Technical Institution and/or College or University in one or more of the following fields preferred: Electrical, Construction, Building Life Safety Systems, Plumbing, Mechanical/HVAC Systems, Maintenance Administrator (SMA) or Systems Maintenance Technician (SMT) designation through BOMI preferred or equivalent on-the-job training or experience in one or more of the above-listed fields.
