FACILITIES MANAGER
The Facilities Manager is responsible for the day-to-day operational management of custodial and
maintenance services across all district buildings and grounds. This position provides direct, hands-on
supervision of custodial and maintenance staff and ensures that daily cleaning, maintenance, grounds care,
and snow removal operations are carried out effectively and efficiently.
The Facilities Manager works under the direction of the Facilities Director and is responsible for
implementing operational priorities and supervising daily field operations as directed by the Facilities
Director.
The Facilities Manager escalates major system concerns, capital repair needs, compliance matters, and
vendor scope decisions to the Facilities Director for review and approval.
REPORTING STRUCTURE:
Reports to: Facilities Director.
Supervises: Custodial and Maintenance Staff.
Works collaboratively with building principals and district staff regarding daily building operations.
QUALIFICATIONS:
1. High school diploma required; Associate's degree in facilities management, building systems,
construction, or related field preferred.
2. Minimum of three (3) years of experience in building maintenance or facilities operations.
3. Prior supervisory experience required.
4. Working knowledge of:
a. HVAC systems and boilers
b. Plumbing and electrical systems
c. Basic building automation systems
d. Custodial methods, cleaning standards, and floor care
5. Ability to assign, prioritize, and monitor staff work effectively.
6. Ability to respond to emergency situations outside normal working hours.
7. Valid Massachusetts driver's license required.
8. Hoisting license or snow removal equipment experience preferred.
9. Licensed or experienced tradesperson in HVAC, electrical, plumbing, or related building systems
preferred.
10. Other qualifications as required by the Superintendent, School Business Manager, or Facilities
Director.
DUTIES:
1. Supervise custodial and maintenance staff.
2. Monitor completion of cleaning schedules and building coverage.
3. Conduct routine walkthroughs of district facilities to identify maintenance needs.
4. Ensure buildings are clean, safe and ready for daily operations.

5. Under the direction of the Facilities Director:
a. Assign and prioritize daily work orders and maintenance tasks.
b. Manage and update district work order system.
c. Implement preventive maintenance schedules.
d. Coordinate timely response to maintenance requests and building concerns.
e. Coordinate and supervise snow and ice removal operations.
f. Meet vendors onsite for scheduled maintenance or minor repairs.
g. Monitor contracted work for satisfactory completion.
6. Report recurring issues, system concerns or emerging capital needs to the Facilities Director.
7. Participate in and assign staff to plowing, sanding, shoveling and site clearing.
8. Communicate building readiness and site conditions to the Facilities Director.
9. Assist in seasonal grounds preparation and general exterior maintenance.
10. Maintain inventory of custodial and maintenance supplies.
11. Maintain and monitor condition of tools, custodial equipment, vehicles and snow removal
equipment.
12. Escalate significant repair scope, cost concerns or system failures to the Facilities Director for review
and approval.
13. Ensure staff follow safety protocols and OSHA guidelines.
14. Support inspection preparation by maintaining organized records and documentation.
15. Other duties, as assigned by the Facilities Director, School Business Manager or Superintendent.
PHYSICAL WORKING CONDITIONS:
This work is performed both indoors, and outside in inclement weather. Work involves potential exposure to
air contaminants, confining work spaces, dirt, electrical and plumbing hazards, temperature extremes, noise,
toxic materials and vibrations. Lifting, pushing and pulling equipment weighing up to 100 pounds, and
occasionally heavier; Manual dexterity to operate maintenance equipment and manipulate objects; Walking,
standing, stooping, kneeling, reaching and climbing stairs; Speech and hearing to give and receive
instructions and information. The work requires frequent in-district travel among the district's schools and
office buildings.
SALARY: Starting at $70,000 annually, commensurate with experience and qualifications. Comprehensive
