Maintenance Technician / Maintenance Supervisor (Property Maintenance)

General Duties:

The Maintenance Technician reports directly to the Community Manager and/or Maintenance Supervisor. The primary responsibility of the Maintenance Technician is to maintain the physical condition, appearance, and functionality of the apartment community in accordance with InterMark Policies and Procedures. This position is responsible for ensuring that all buildings, grounds, amenities, and equipment are well maintained, safe, and in proper working order.

Additional responsibilities include responding to resident service requests, preparing apartments for market readiness, maintaining high standards of safety and cleanliness, and providing excellent resident service. The Maintenance Technician must work cooperatively with management and leasing staff and assume increased responsibilities in the absence of the Maintenance Supervisor as assigned. Therefore, it is of utmost importance that the Maintenance Technician considers the position an apprenticeship to advanced maintenance roles and gains a thorough understanding of all maintenance operations onsite.

It is the Maintenance Technician’s responsibility to familiarize themselves with and understand the Employee Handbook from the Human Resource Agency, the InterMark Risk Management Manual, and all Property Policy & Procedure Manuals located onsite.

Specific Duties:

The items below are indicative but not all-inclusive of the responsibilities of this position.

1. Maintenance & Repairs

a. Perform routine, preventative, and emergency maintenance on apartment units, buildings, grounds, and common areas.

b. Complete work orders promptly, accurately, and efficiently according to company standards and timeframes.

c. Diagnose maintenance issues and perform repairs including, but not limited to, plumbing, electrical, HVAC, carpentry, painting, and appliance repair.

d. Ensure compliance with safety standards and proper use of tools, equipment, and materials at all times.

e. Respond to after-hours maintenance emergencies as scheduled or assigned.

2. Market Ready & Turnover

a. Assist with move-out inspections and assess maintenance needs for vacated units.

b. Prepare apartments for market readiness including repairs, painting, cleaning coordination, and final inspections.

c. Ensure market-ready units meet company quality standards prior to leasing.

d. Report any major repairs, replacements, or capital needs to the Maintenance Supervisor or Community Manager.

3. Preventative Maintenance & Inspections

a. Conduct regular inspections of property grounds, buildings, systems, and equipment to identify maintenance concerns.

b. Perform preventative maintenance tasks according to established schedules.

c. Immediately report any hazardous or unsafe conditions to management.

d. Assist in maintaining compliance with local, state, and federal codes and regulations.

4. Vendor & Contractor Coordination

a. Assist in coordinating services performed by outside vendors and contractors as assigned.

b. Monitor vendor work while onsite and inspect for satisfactory completion.

c. Maintain professional communication with vendors and report performance concerns to management.

5. Resident Relations

a. Maintain a high standard of customer service when interacting with residents.

b. Respond professionally and courteously to resident maintenance requests and concerns.

c. Assist with move-in and move-out maintenance-related procedures.

d. Support community-sponsored activities when maintenance assistance is required.

6. Administration & Inventory

a. Accurately document work orders, inspections, and maintenance activities in the property management system.

b. Maintain an organized and safe maintenance shop and storage areas.

c. Assist in tracking inventory of tools, equipment, and supplies.

d. Notify management when supplies or materials need to be reordered.

e. In the absence of the Maintenance Supervisor, assist with scheduling, task assignments, and daily maintenance coordination as directed.

7. Grounds & Appearance

a. Maintain cleanliness and curb appeal of the property including landscaping, trash removal, and common areas.

b. Ensure amenities such as pools, laundry rooms, and fitness centers are clean, safe, and operational.

c. Assist with seasonal maintenance tasks including weather-related preparation and cleanup.
