Position Summary
The Regional Property Manager is responsible for the overall performance, financial results, and operational excellence of our communities. This role provides direct supervision of and support for on-site Property Managers and plays a key leadership role in driving occupancy, revenue growth, resident satisfaction, and team development.
The ideal candidate is a decisive, hands-on leader with strong financial acumen and the ability to build and develop high-performing teams.
Key Responsibilities
Portfolio & Operational Leadership
Oversee day-to-day operations across our communities.
Conduct regular site visits to ensure operational standards, organization, curb appeal, and compliance.
Monitor leasing performance, occupancy trends, renewal activity, and unit turns.
Oversee work order systems, capital project coordination, and vendor performance.
Ensure consistent implementation of company policies, operational standards, and best practices.
Financial Performance & Asset Management
Prepare monthly financial reports and budget variance summaries.
Partner with the President and Property Managers on annual budget preparation.
Identify opportunities to improve NOI through revenue growth and expense control.
Oversee invoice approvals and expense management processes.
Team Leadership & Talent Development
Recruit, train, and retain high-performing Property Managers and site personnel.
Promote a culture of accountability, professionalism, and continuous improvement.
Provide coaching and performance feedback.
Resident Relations & Compliance
Partner with Property Managers to resolve complex resident matters.
Ensure full compliance with Fair Housing and all applicable federal, state, and local regulations.
Maintain high standards of customer service and resident retention.
Operational Excellence & Process Improvement
Develop, refine, and standardize procedures and documentation.
Identify operational efficiencies and implement improvements across the portfolio.
Contribute to strategic planning initiatives that support long-term portfolio growth.
Additional Responsibilities
Carry out related duties consistent with the scope and level of the position.
Qualifications & Experience
Minimum of five (5) years of property management experience.
Regional or multi-site management experience strongly preferred.
High School Diploma or GED required; bachelor’s degree in business or related field preferred.
Demonstrated financial analysis and budgeting expertise.
Valid driver’s license, reliable transportation, and ability to travel between communities.
Excellent written and verbal communication skills.
Strong organizational skills with the ability to prioritize and adapt in a dynamic environment.
Proven leadership ability and experience managing multiple teams.
Professional, solutions-oriented demeanor under pressure.
Proficiency in Microsoft 365 (Outlook, Excel, and Word) and property management software.
Physical Requirements
The Regional Property Manager must be able to:
Walk an entire property during inspections.
Climb stairs to access residential units.
Lift and carry up to 25 pounds.
Operate standard office equipment, including computer and telephone.
