Construction Manager - Building Systems (Assistant Project Manager)
The Construction Manager assists the Project Manager with planning, directing, and
coordinating various activities pertaining to daily field work, constructability, contractor
management, jobsite safety, and quality assurance. This role is also responsible for
overseeing field documents and construction drawing maintenance, as well as
coordinating with related authorities for jobsite inspections and permitting.
Primary Responsibilities
• Assists the Project Manager with daily and periodic field reports, administrative
tasks, scheduling and supervising daily contractor activities, and reviewing project
progress to coordinate daily activities and work sequences.
• Read and interpret construction drawings, specification, and product literature to
coordinate with contractors/vendors for proper installation per the plan and
specifications.
• Schedule and coordinate material deliveries, location of deliveries as well as
unloading and securing a laydown area as necessary.
• Coordinate and maintain contact with the local building authorities, insurance
carrier, fire department, police department, and other agencies having jurisdiction
over the jobsite to ensure the requirements of each agency are met.
• Ensure jobsites are maintained clean and organized with necessary safety
measures in place and maintained for daily safety reviews of the jobsite and field
workers.
• Work with project site safety personnel and update the safety log and properly
collect and record incident reports.
• Oversees document control activities to ensure field documents, as well as
compliance and labor reports, are properly generated and stored.
• Coordinate with other team members for the proper project reporting to the
owner. This includes progress reporting, look-ahead planning & reporting, and
financial reporting in the assigned discipline.
• Hold and lead project meetings as necessary with contractors, the owner, and
related parties to share the project status and discuss any issues and problems.
• Ensure RFIs and Submittals are properly exchanged and review/approve/return
with/to appropriate party in timely manner.
• Review change orders from contractors and analyze, evaluate, and negotiate as
necessary for settlements for the contractual update.
Qualifications
• Technical capacity to interpret plans, drawings, and specifications.
• Knowledge of industry safety standards and procedures, including safety
inspections.
• Knowledge of industry standards and accompanying policies and
procedures, including site logistics and coordination.
• Knowledge of clerical and administrative procedures and systems, including
document control.
• Knowledge of the principles and practices of basic construction
management, including inventory control.
• An attitude and commitment to being an active participant of our small firm
culture is a must, along with a tolerance for ambiguity.
Work Environment
While performing the duties of this job, the employee is frequently exposed to moving
mechanical parts and vibration. The employee is occasionally exposed to extreme
conditions at construction job sites. The noise level in the work environment and job
sites can be loud.
Physical Demands
While performing the duties of this job, the employee is regularly required to sit, talk,
and hear. The employee is frequently required to use hands to finger, handle or feel.
The employee is occasionally required to reach with hands and arms. The employee
may also occasionally lift and move up to 25 pounds.
Position Type and Expected Hours of Work
This is a full-time position. Days and hours of work are specific to each project. Some
flexibility in hours may be allowed as projects permit. This position may require overtime
depending on project demands.
Travel
Travel is primarily local during the business day, although out of state travel may be
necessary for project coordination.
