Maintenance Technician Job Description

I. Groundskeeping:

a. Maintain common areas/vacant Lots by picking up trash daily, mowing/trimming weekly, snow/leaf removal as needed, tree trimming/weed killer application as needed.

b. Removal and transport of debris to local landfill or recycling/hazardous waste facility.

c. Removal of debris by loading it into a roll-off container provided by a waste facility.

II. Building Maintenance:

a. Maintain Community center building, mailbox and any other Community owned structures as assigned, with regard to: painting, light bulbs, signs, placards, outdoor trash cans, banners, gutters, exterior windows, debris removal, sweeping and general upkeep.

III. Equipment Maintenance:

a. Maintain Community owned battery and/or gas-powered equipment such as riding mowers, push mowers, grass trimmers, edging equipment, leaf/debris blowers, chargers, fuel containment cabinet, pressure washers, hoses, hand tools and power tools and golf carts/UTVs as needed.

b. Flush hydrants twice a year or as directed.

c. Secure a Class D Water Supply System Operator License (if directed) as is required to maintain private well on site. Not required if Community has City/Municipal Water.

IV. Rental Home Maintenance:

a. Replace or clean HVAC filters every 60 days for select homes. Most renters do their own.

b. Replace faulty light bulbs, smoke detectors, C02 Detectors and dead batteries as needed.

c. Remove clogs from sink, shower, washing machine, A-coil drain tube and toilet drains where possible. Hire plumber only if necessary.

d. Remove and replace faulty appliances, damaged steps/decks, interior/exterior doors and window screens, siding, skirting and access panels.

e. Assist with turnover of rental homes (painting, cleaning, rehabilitation, etc.).

f. Be proactive while at work, if you see a damaged rental home, prepare a service issue/work order and make necessary repairs or upgrades at CM discretion.

V. Stretch Assignments:

a. If you are a Regional Maintenance Tech, you’ll travel to other sites (Communities) and perform tasks there. Those assignments will be typically directed by Jim Jones, Director of Construction, on occasion any other Director may assign you tasks at another site.

b. Stretch Assignments are company travel, and you will not pay for that travel. You will be responsible for the wellbeing of the company vehicle that you use and the tools and supplies therein.

VI. Reports:

a. You’ll report to the Community Manager for items related directly to that Community, during your normal 40 hour work week. During Stretch Assignments (assignments that will require travel) you’ll report to both the Director of Construction and the Infill Manager while you are at that particular Community. Not all Maintenance Technicians will be required to travel often, but you can expect to travel as needed, 2-6 times per year.
