Community Manager Job Description
· Maintain office, community center and restrooms in a professional and welcoming appearance.
· Keep common areas, pavilions, parking lots, streets, mailbox areas free of trash and debris.
· Photograph and list available homes online, schedule and show to prospective tenants.
· Assist applicants with income and ID documents and submit to Corporate Support Staff.
· Answer phones and assist callers & residents, send monthly rent statements, apply late fees.
· Drive through the Community daily to record and resolve home and lot violations.
· Memorize the rules and regulations of your Community to better assist residents.
· Submit Daily, Weekly and Monthly reports to Corporate Directors and Support Staff.
· Manage resident delinquencies, collect and apply rents/utility charges using provided software.
· Schedule Maintenance staff work orders for rental home needs like turnovers and improvements.
· Assist with scheduling outside contractors when necessary and ensuring work is completed.
· Instruct Maintenance to remove and replace faulty appliances, damaged steps/decks, interior/exterior doors and window screens, siding, skirting and access panels.
· Upload invoices for payment by Corporate and print vendor and resident refund checks as needed.
· Proficient with office equipment, check scanner, copiers, Microsoft Word, Excel and Outlook.
· You will be expected to act in a professional and courteous manner to residents & visitors.
· You will be expected to maintain a professional appearance while at work.
· You will need to pass a background check, credit check and random drug tests.
