Job Description
The Project Manager - Tenant Improvements will be responsible for overseeing commercial interior construction projects throughout the Frederick, MD region. Projects include laboratory space, commercial office interiors, multifamily buildings, and R&D/Flex facilities, with current interior projects typically ranging from $1M-$2M and future work trending larger.
This individual will manage the full project lifecycle-from preconstruction planning and budgeting through execution, closeout, and client turnover. The role requires collaboration with internal development, design, and property management teams, as well as external contractors and consultants. A critical component of this position is helping the organization secure and successfully execute larger, more complex tenant improvement projects.
The Project Manager will report directly to the Director of Construction and play a visible role in maintaining the firm's reputation for quality, professionalism, and consistency.Key Responsibilities
Manage multiple tenant improvement projects simultaneously, ensuring adherence to schedule, budget, and quality standards
Lead preconstruction efforts, including budgeting, scope development, value engineering, and subcontractor coordination
Oversee contractor performance and ensure compliance with plans, specifications, and safety requirements
Coordinate with internal teams and external stakeholders to ensure seamless project delivery
Provide clear and consistent communication with tenants, consultants, and leadership
Track project costs and schedules using internal systems and industry-standard tools
Support the pursuit and execution of larger, more complex interior construction projects

The Successful Applicant
Bachelor's degree in Construction Management, Engineering, or a related field
5-10 years of construction industry experience
General contracting background preferred; candidates from the owner's representative side will also be considered
Strong commercial interiors experience required, with project values ranging from $500K to $15M+
Broad knowledge of construction trades and scopes of work
Proven ability to manage technically complex tenant improvement projects
Excellent communication, relationshipbuilding, and organizational skills
Demonstrated stability and strong tenure with current and previous employers
Experience with Microsoft Office required; familiarity with Budget Trac, Nexus, and MS Project is a plus
