Position Overview
We are seeking an experienced Construction Superintendent to lead on-site operations for ground-up multifamily construction projects. This individual will be responsible for managing daily field activities, coordinating subcontractors, ensuring safety compliance, maintaining schedule and quality standards, and delivering projects on time and within budget.
The ideal candidate has proven experience supervising large-scale multifamily developments (podium, wrap, mid-rise, or high-rise) and excels in fast-paced environments requiring strong leadership and proactive problem-solving.
Key Responsibilities
Field Leadership & Supervision
Oversee all on-site construction activities from sitework through project completion.
Manage and coordinate subcontractors, suppliers, and field personnel.
Conduct daily huddles and weekly subcontractor coordination meetings.
Maintain jobsite organization, cleanliness, and professionalism.
Schedule Management
Develop and maintain the project schedule in coordination with the Project Manager.
Ensure work is completed in accordance with milestone dates.
Identify potential delays and proactively implement recovery plans.
Quality Control
Enforce quality standards and ensure work meets contract documents and specifications.
Perform regular inspections and manage punch list completion.
Coordinate third-party inspections and testing.
Safety & Compliance
Enforce company safety policies and OSHA standards.
Lead jobsite safety meetings and ensure proper documentation.
Maintain a zero-incident culture and immediately address unsafe conditions.
Budget & Cost Awareness
Monitor productivity and report cost impacts.
Assist in evaluating change orders and field directives.
Minimize rework and material waste.
Communication & Documentation
Maintain accurate daily reports, logs, and field documentation.
Coordinate with architects, engineers, inspectors, and ownership representatives.
Provide regular progress updates to project leadership.
Qualifications
2+ years of experience as a Superintendent on ground-up multifamily projects.
Strong knowledge of wood-frame, podium, and/or concrete construction.
Ability to read and interpret construction drawings and specifications.
Experience with scheduling software (Primavera, MS Project, or similar).
Strong leadership, communication, and conflict resolution skills.
OSHA 30 certification preferred.
Preferred Experience
Experience with wrap-style, podium, or mid/high-rise multifamily developments.
Familiarity with preconstruction coordination and value engineering.
Experience managing projects in urban or tight-site conditions.
Procore or similar project management software experience.
