• Presented the business model to the board and successfully raised the initial venture capital through the existing Lee network to fund the new company.

Managing Director, Corporate Administration & Real Estate 2005 to 2008

Led the Corporate Administration and Real Estate division comprised of over 400 employees and consisting of Real Estate, Facilities, Security and Safety, Mail Services, and Strategic Management. Managed an annual operating budget of over $200M and a capital budget that exceeded $400M during peak construction years. Directly responsible for all Real Estate acquisition activity for the corporation; acquired and/or leased over 15,000,000 square feet of office and industrial space. Led the Asset Management of a $1B portfolio consisting of 10,000,000 square feet of owned properties including property management and lease administration for the total portfolio.

• Developed and implemented a strategic Real Estate plan that allowed the largest mortgage lender in America to achieve its expansion requirements. During my tenure we increased our real estate holdings by over 1900% accommodating over 65,000 employees. Over 70% were owned assets, due to our low cost of funds and desire for autonomy.

• Managed an intricate acquisition of 500,000 square feet of office space below market rates in a single transaction and was recognized by the Dallas business journal as acquisition of the year.

• Developed over 1,000,000 square feet of new construction by managing the design and entitlement processes, including public hearings, EIR’s, Traffic Studies and Mitigated Negative Declarations.

• Negotiated with cities and municipalities to assuage public opinion by presenting design packages at Planning Commissions, City Councils and many homeowner forums.

• Built two new state of the art Tier III data centers with 2N capability via generators, UPS and dual switching systems. Completely protected using a VESDA and pre-action sprinkler system and biometrics for access control.

• Reduced operating expenses by 12% during an inflationary period, through utility reduction and negotiating vendor contracts.

• Responsible for the maintenance and operation of the company’s offices, including space planning, in-house architecture and design, construction, HVAC and redundant power systems.

• Maintained a safe and secure workplace domestically and abroad for over 60,000 employees, through the management of the Safety and Security departments.

• Managed the company’s aircraft, pilots and maintenance crew.
